Every rent check you write could be building equity toward owning your building.

That’s not a hypothetical. That’s the ownership pathway lease structure.

Here’s an example how it works (we tailor the terms to your business’s needs): Every month, 10 to 20 percent of your rent gets credited toward your down payment. Over four years, that’s a down payment. No additional capital required.

With an SBA 504 loan, you put 10 percent down as an owner-occupant.

You used your rent to build equity, and now you own your facility.

Dead money stops today.

$200K. That's the average retrofit cost for an automotive aftermarket operation moving into a generic industrial shell.

Electrical upgrades. Floor reinforcement. HVAC modifications. Ventilation systems. Bay door replacements. Office buildouts. Six months of construction management — on top of running the actual business.

And at the end of it, you still don't own any of those improvements. The landlord does.

Swipe through the real cost breakdown. Save this for the next time someone tells you "it's just a shell, you can make it work."

BendPak lifts. Rotary equipment. Hunter alignment. Bundled.

Equipment partnerships mean operators don't have to source, finance, and install everything separately. The lifts, alignment systems, and shop equipment are spec'd into the facility from day one — part of the lease, not a separate capital expense.

That's what happens when the landlord actually understands the equipment going into the space.

The bank didn’t say no to you. It said no to your building.

When an operator goes for growth money — an equipment loan, an SBA note, a line of credit — the lender isn’t just reading your P&L. Five things they read off your building and your lease:

1 — THE TERM. Lenders want your lease, options included, to run at least as long as the loan. SBA lenders in particular look for a lease that outlasts the note. A short lease doesn’t just limit the building — it can cap the money.

2 — THE WAIVER. Your collateral sits inside a building someone else controls, so many lenders require a landlord waiver before they fund. Read that again: your growth capital can wait on your landlord’s signature.

3 — THE COLLATERAL. The build-out you funded is attached to real estate you don’t own. Lenders discount collateral they can’t cleanly reach — so your biggest investment can be the one you can’t borrow against.

4 — THE CASH FLOW. Loans are sized to the cash flow you can prove, and a capacity-capped building caps the number the lender sees. The loan follows the building’s ceiling.

5 — THE SITE VISIT. Lenders and insurers see the building before they price you. Site visits and inspections are a normal part of underwriting, and a professional facility reads as a professional borrower. The building answers questions before you do.

Nobody in commercial real estate builds for automotive aftermarket operations. We do. A building configured for the work — on a lease built to be financeable — isn’t just an operating upgrade. It’s what your next lender wants to see.

Tag an operator before their next equipment loan.

Here’s the part nobody in my position is supposed to say: our buildings take months. Not days. Months.

If someone promises you a purpose-built automotive facility next week, they’re selling you something that doesn’t exist. A building configured around how you actually operate — not a generic box — is not an overnight thing.

Here’s what those months actually buy:

We look at an average of 200 properties for every one we buy. We get two to three bids on every renovation line item. Then we acquire the building, configure it to your specs, and fund the build-out.

That’s the price of doing it right — and it’s exactly why it lasts. The operations that win don’t take the fastest building. They take the right one.

I’d rather be straight about the timeline than overpromise and wreck the operation you’ve spent years building.

Nobody in commercial real estate builds for automotive aftermarket operations. We do.

Save this for when you’re ready to do it right.

The building you need isn't for lease.

You've toured them all. The panel would choke on a paint booth, the steel is too low to rack a lifted truck, there's no exhaust run for the work, and the lot won't turn a truck and trailer. It isn't you, and it isn't bad luck — a building already set up for automotive work almost never hits the open market.

Start with the pond you're fishing in. Small-bay industrial — the size class where automotive aftermarket operations live — runs under 5% vacancy nationally, roughly half the vacancy of the big-box market. The market isn't short on industrial space. It's short on YOUR industrial space.

And the pipeline isn't coming to save you. Small-bay is roughly 29% of the existing industrial stock but under 2% of what's being built. New development chases big-box logistics, because that's where the build math works. Nobody is building your building on spec.

What does list was mostly built for storage — thin power, storage doors, minimum envelope. And the few buildings that genuinely fit rarely make it to a listing at all: small-bay ownership is fragmented and long-hold, and when a right-sized building shakes loose, it's often spoken for before you hear about it.

Meanwhile the search has a meter running. Every month of touring is another month of turned-away work and growth on hold — and the longer it runs, the easier it gets to settle for a building that almost works.

So flip the order. Nobody in commercial real estate builds for automotive aftermarket operations. We do. Tell us how the work actually runs — lift count and bay flow, a booth or a dyno cell, power sized to your equipment list, the space your customers see — and we acquire a building and configure it around your operation, not around a listing. With 500,000+ automotive aftermarket businesses in the U.S. and almost none of the new supply built for them, that's the whole reason we exist.

DM 'SPEC' with the building you can't find. We'll tell you what it takes to make it exist.

This Independence Day, one question: who actually controls your operation’s future?

It’s your name on the door. But in a generic building on a standard lease, a lot of the calls aren’t yours. Five of them:

1 — MODIFY. Want to knock out a wall, add power, or run new ventilation? You ask for sign-off first. Then you fund the work yourself, and it stays with the building when you go. Your building to run, their asset to keep.

2 — EXPAND. The next bay isn’t yours to take. Growth runs on the landlord’s timeline and a floor plan that was never about you — you expand when the building allows it, not when your demand says so.

3 — RENEW. Once your money is in the building, renewal isn’t really a negotiation. The improvements you funded made the space worth more to them, and a 15 to 30 percent bump at renewal is standard, not a surprise. You funded your own rent increase.

4 — LEAVE. You can’t really walk. Redoing the build-out somewhere else runs $200,000 to $900,000 all in, plus two to four months dark while you move. A switching cost that high isn’t a choice. It’s a hold.

5 — OPERATE. Hours, noise, what you can even do on site — all set by a lease and a zoning code written for a generic tenant who isn’t you. You run your business inside someone else’s limits.

Nobody in commercial real estate builds for automotive aftermarket operations. We do. There’s a version where we fund the build-out and the rent reflects a building built for what you do — and a path where rent builds your equity, not theirs.

Save this before you re-sign.

You’ll spend six figures making an industrial building work for your operation. And you’ll never own a brick of it.

Compressed air piped to every bay. Heating and cooling for the work. The drainage and oil-water separation the code calls for. At $40 to $120 a square foot, an automotive build-out hits six figures fast — and it’s all bolted to a building that isn’t yours.

Here’s the part that stings: when the lease ends, every dollar of that work stays with the property. You don’t un-pipe the air or dig the drains back out. You improved an asset, and it wasn’t yours.

Retrofit money is dead money. It’s capital that could have gone to another tech, more inventory, or a second location — and instead it’s poured into a building you’ll walk away from.

There’s a version of this where we fund the build-out, you keep your capital, and your rent reflects a building actually built for what you do.

Comment: what did your last build-out cost you, all in?

A great week means nothing if the building has a bad day.

A generic building has a dozen ways to go dark. Weather. A power fault. A permit surprise. A break-in. Any one of them can stop every bay at once — and when the building goes down, it doesn't take part of your revenue. It takes all of it.

Start with the number nobody writes down. A bay that sits dark isn't breaking even. At an average of roughly $800 a day in lost work per bay, an idle row adds up fast, and none of it shows up on a P&L. Downtime is the most expensive number most operations never count.

Why is a generic shell so fragile? Because nothing in it is isolated. Power, doors, and utilities all run as one, so a single failure pauses everything instead of one corner. The envelope was spec'd for storage, not for your year, so severe weather finds the roof and the seals and puts water on your floor. And the building's use was rarely squared with the city for automotive work, so a complaint or an inspection can pause you while you chase a permit you never filed.

Then there's recovery. When an automotive operation goes down, a generalist landlord isn't set up to bring it back fast — it isn't their world, and you wait in line behind every other tenant. A building made for the work is made to contain the hit and recover.

Nobody in commercial real estate builds for automotive aftermarket operations. We do. Tell us where your current building is fragile — power, envelope, drainage, security, the use itself — and we acquire the building and configure it to keep you running.

Your building talks to a technician before you do. Here’s what it’s saying.

The technician shortage is real, and turnover runs high. Pay matters — but a tech can match your pay across town and get a better building. Five things your facility says before you open your mouth:

1 — CLIMATE. A metal box with no climate control bakes in summer and freezes in winter. Heat saps output, focus, and safety. Your best tech can match the pay somewhere else — and get air conditioning. Comfort is part of the pay.

2 — CLEAN AIR. Exhaust, weld fume, sanding dust, solvent vapor. Real extraction and ventilation say the building was built for the work and for the people doing it. Techs notice what a building makes them breathe all day.

3 — LIGHTING. Dim, uneven light means eye strain, mistakes, and comebacks. The lighting standard for a work area runs 50 to 100 foot-candles. Bright, even light tells a tech this is a real operation.

4 — BAYS + POWER. Power, air, and a lift where the work actually happens — at every bay, not just some. The infrastructure decides which tools you can even offer. Techs leave over outdated equipment and limited access.

5 — THE MESSAGE. Put it together and the facility is your offer letter, written in concrete. A cramped, dim, hot box says dead-end. A purpose-built facility says you’ll grow here. Losing one tech costs $30,000 to $50,000 to replace.

Every industrial building you’ve toured was built for a tenant that isn’t you.

Generic warehouse. Generic flex. The whole category was designed to store pallets and ship boxes — not for a business with vehicles in and out all day, the power a real operation pulls, fluids and exhaust to handle, and a use the zoning may not even allow.

That last one is the killer. If the space isn’t zoned for automotive work, you’re filing for a conditional use permit or a variance — three to six months of public hearings before you can even pull a building permit. Add environmental sign-off and a build-out nobody scoped, and you’re six to twelve months out, when a plain warehouse tenant is operating in one to three. The whole time, you’re carrying a space you can’t earn a dollar in.

This isn’t a knock on any one building owner. It’s a category that was never built for what you do.

That’s the whole reason we exist.

The cars changed. Your building didn't.

Most new vehicles ship with driver-assist sensors. EVs and hybrids are a growing share of the work. And more of the work runs on electronics every year. The work showed up — and the building it walks into was never set up to do it.

Start with recalibration. It's routine now: a windshield, an alignment, a bumper or a mirror, and the sensors have to be re-aimed. If you can't do it in-house, you sublet it or send it down the road. That's billable, repeatable work leaving your building, and the margin leaves with it.

And a calibration bay isn't a normal bay. It needs a flat, level floor — level to within about 10 millimeters across the bay, because a slope as small as 1.5 degrees can throw a sensor off — plus controlled lighting, plain non-reflective walls, and 30 to 50 feet of clear space. A generic shell is sloped for drainage and lit for storage. It fights the work.

EV service has its own rules: a dedicated, marked high-voltage safe zone, insulated tools, and a lift rated for battery weight. The electrical service in a generic shell was sized for lights and a roll-up door — not calibration rigs, programming, diagnostics, and charging. The cars got smarter. The wiring didn't.

Here's the part that matters: calibration, EV service, and electronics are the growth work — higher-margin and required on more cars every year. Your building decides whether you capture that work or hand it to the operation that built for it.

Nobody in commercial real estate builds for automotive aftermarket operations. We do. Tell us the calibration space, the EV safety setup, the power, and the bays the next decade of work needs — we acquire the building and configure it to spec.
