imagine one day you suffer from a job loss, a medical emergency, or even a natural disaster. suddenly you can’t afford to pay your mortgage.

does this mean your losing your home too? I’ll share how you can avoid that.

you see, missing your mortgage payment during times or crisis can lead to foreclosure. this means the lender takes your home because you didn’t make your
required payments.

but theres a little known option that can help you whether these storms. It’s called forbearance. it lets you pause or pay less on your mortgage for a while to avoid missed payments that hurt your credit.

You can get this by simply calling your mortgage company, and showing them proof of your problem like details of your lost job. during this period, they’ll let you skip payments or pay a smaller amount
for some months. just remember though, you still have to pay every cent of that skipped mortgage payment down the line, which could mean accruing higher
interest.

Here’s how escrow works:

1. **Holding Funds Securely**: When a buyer and seller agree on a sale, the buyer typically deposits an **earnest money** amount into the escrow account as a sign of good faith. This money is held in escrow until the transaction is complete.

2. **Managing Conditions and Documents**: The escrow holder (usually an escrow company, attorney, or title company) makes sure that all conditions of the sale, such as inspections, appraisals, and financing, are met. They also manage key documents like the title and deed.

3. **Finalizing the Transaction**: Once all conditions are satisfied, the funds in escrow are released to the seller, and the buyer receives the title to the property. If the deal falls through due to unmet conditions, the escrowed funds may be returned to the buyer, depending on the terms.

Escrow is a protective process for both the buyer and the seller, as it ensures no money or property changes hands until both parties meet their obligations.

“What is a Mortgage Appraisal?”

When buying a home, lenders require a mortgage appraisal to ensure the home’s value matches the loan amount.

Here’s how it works:

1. What Is It?
A mortgage appraisal is an unbiased estimate of a property’s value, done by a licensed appraiser. It protects the lender from lending more than the home is worth.

2. How Is It Done?
The appraiser visits the property, checks the home’s condition, size, location, and features. They also compare it to similar homes in the area that have sold recently (comparables).

3. Why It Matters?
If the appraisal comes back lower than the purchase price, the lender won’t approve the full loan amount. This means you may have to renegotiate with the seller or bring more money to the table.

4. Cost
The buyer typically pays for the appraisal, which costs between $400 and $800 depending on the home and location.
In short, a mortgage appraisal is a key step in making sure both you and the lender are paying the right price for the home!
