August in Durham was slow - and that's good news if you're buying in the next 90 days.

CLAR just dropped: Durham - 568 sales avg $823,153, down from $840k in July. New listings dropped 17% to 1,426. Translation? Fewer bidding wars, more time to decide.

In Oshawa specifically: 143 sales at $652,775 - still the most affordable entry point in Durham and officially in Buyer's Market territory (38.75% SNLR).

Bank of Canada held at 2.25% last week. Stable rates + falling inventory = window is tightening.
