The biggest renovation does not always produce the biggest return.

As a full-service contractor serving Southern California and Las Vegas, these are the 10 upgrades homeowners should consider first:

1. Improve curb appeal
2. Refresh the kitchen
3. Repair or replace the roof
4. Upgrade HVAC and insulation
5. Modernize the bathrooms
6. Create usable outdoor living space
7. Install water-wise landscaping
8. Upgrade windows and exterior doors
9. Add permitted, functional living space
10. Fix plumbing, electrical and structural deal-killers

Start with the improvements buyers can see, feel and trust. Every property is different; comparable sales, permits, workmanship and current condition determine how much value a project creates.

Which upgrade would make the biggest difference in your home?

No problem is worth k*lling yourself, getting a divorce, or stealing from others. We all lose in life, and those that say they haven’t are either liars, or perfect, and I don’t understand them whatsoever. Learn from your previous mistakes and grow from it. taken in Las Vegas, Nevada by @drjaycarter

When do you need to change. As an older person, sometimes we don’t pick up on the clues. But we do have a cheat code; social media shows us where trends are headed. It’s up to us, to figure out which ones are worth implementing. taken in Las Vegas, Nevada by @drjaycarter

If a financial meltdown happens, you need to focus of food and water supplies. NOT your toilet paper count. People do weird things when they’re stressed. Like buy things that aren’t life saving. by @drjaycarter

The number one question about construction isn’t about finding a quality or reputable company which blew my mind. The number one question is, “who’s the cheapest company in my area”. I thought it would be about honesty, licensing, or reputation. Turns out, the average person only cares about cost. Don’t wonder why you’re stuck in life. It’s evident it’s only about the lowest common denominator. by @drjaycarter

Respect your parents - but remember, you don’t need a college degree to get a woman pregnant or to become pregnant. Why would you take business advice from someone not qualified? Get in the right rooms, find yourself a QUALIFIED mentor. by @drjaycarter

“Give a man a fish, you feed him for the day. Teach him how to fish, and he’ll feed himself for a lifetime”. To build on that, then “teach them to teach others, no reason to hoard it all to oneself. That would be the detestable thing called GREED”. -me taken in Newport Beach, California by @drjaycarter

Too many out there think, just by handing someone a business card they’re about to do business. Most of the time, I just ask for a business card so the person will shut up. They didn’t take no for an answer the first two times. Be sure the person is remotely interested in your product, or don’t waste your time. taken in Orange County, California by @drjaycarter
