Dubai investment is not just about property appreciation.

There can be 2 engines working together — asset appreciation + currency movement (AED vs INR). 📈💰

If the property value goes up in AED and AED also becomes more valuable against INR, your INR return can look very different.

Same investment. Two potential return drivers.

Of course, currency, property prices and investment costs can move both ways.

Before you buy a property, know your WHY 🏠💰

Is it for:
📈 Appreciation
💸 ROI / rental income
❤️ Or simply for living?

Because the “best property” depends on what YOU want from it.

Don’t buy just because someone said, “Sir, future mein double ho jayegi.” 😂

First define the goal. Then choose the property.

Dubai real estate has changed.

2025 was about momentum.

2026 is about selection.

The market is still active, but price growth and rents are showing signs of moderation while new supply is coming through.

And honestly, I think this is where investors need to slow down and look at the numbers.

Don’t ask me:

“Which property will double?”

Ask:

“What is the demand, what is the supply, what is my entry price and who will buy it from me later?”

Because in real estate, the best investment isn’t always the most expensive or the most glamorous one.

It’s the one where the numbers make sense.

Dubai bank approval doesn’t automatically mean it’s allowed under Indian FEMA rules. If you’re a resident Indian (not an NRI), understand the regulations before committing to a property purchase. Always verify the legal route before making an overseas investment.

Everyone talks about Dubai’s 0% tax.

Here’s what nobody explains:

If you’re an Indian tax resident, your Dubai rental income isn’t automatically tax-free.

India taxes residents on their global income. The India–UAE DTAA prevents double taxation—it doesn’t automatically exempt foreign income from Indian tax. Your residency status is what matters.
