Every project needs its own bank account.
Buyer money funds only its own project. No exceptions.

In Nigeria, you’re not selling buildings.
You’re selling trust. 🤝

Delays are normal. Disappearing is not.
Tell your buyers the truth early.

Compliance looks expensive until you see a demolition notice. 🚫

The naira can be devalued.
Character cannot. 💎

Build slowly.
Build clean.
Build in the open.
And as you rise, lift someone else.

Nigeria does not reward the smartest developer.
It rewards the one who survives long enough to compound. 🏗️

2.
If the title is bad, nothing you build on it is yours.
Land comes first. Always. 📜

3.
A receipt proves you paid.
It doesn’t prove you own.
Perfect your title. Unperfected land is half-bought land.

4.
Never pay cash to agents.
Pay by bank transfer to the confirmed owner.
Cash has no memory. 💳

The right money is patient and cheap.
Bad money can kill a good project. 💰
