🌟Zeehan ResidenZe Completed🌟

Zeehan ResidenZe is modern home with a touch of Mediterranean defined by bold architectural forms, gently sculpted by soft curves and warm, layered materials throughout. Architectural screen arch battens, timber flooring and beautifully detailed joinery add depth and texture, while light‑filled spaces and generous volumes are enhanced by lofty voids and carefully positioned glazing.

Designed to prioritise connection, the home offers a seamless relationship between indoors and out, creating a calm and refined expression of contemporary luxury family living. With five bedrooms plus a study or sixth bedroom, three bathrooms and a powder room, multiple living zones support a modern family life. The site was strategically cut to create level outdoor area, allowing for a resort-style pool, usable lawn and landscaped gardens.

it’s a project that reflects the DZ approach to residential architecture: beautifully considered, functional and designed for longevity.

Built & developed by Domrafi Property who have put some so many hours into executing an excellent level of craftsmanship, built to timeframes, and provided the ultimate collaboration with tradesman, suppliers and consultants. And ofcourse plenty of laughs along the way making it the ultimate process!

Last Saturday night, this wonderful house Kamares Sto Appia was awarded Best Individual Home from $2.5 million up to $3 million, & Best Residential Swimming Pool at the Master Builders Awards! 🌟

Such an incredible achievement to every consultant & trade involved in making the home come to life.

Thankyou to @osheaandsonsbuilders dedication, hardwork and commitment they showed during the building process! Such a pleasure collaborating and working with the team!

DZa - Appia ResidenZe

Welcome to ‘KAMARES sto APPIA’, Greek for ‘Arches on Appia’

This recently completed house is a contemporary Architectural house inspired by the Mediterranean island Villa, set within the beautiful inner suburban setting of Brisbane.

The brief was to create a family home for the client that celebrates elements of their rich Mediterranean cultural history, which orientates around friends and family together all the time, entertaining and a creating a modern subtropical sanctuary. The house was designed to be a place of harmony, continuity and beauty and the arches provide a perfect architectural reference to this philosophy.

This project seamlessly blends the indoors and outdoors and celebrates an extensive connection to the outdoor entertaining area and pool area. Concrete makes up the full structure of the floors and walls whilst the external building envelope showcases textured rendered walls and arches, stone crazy pave external floors, and powder coated aluminium arched screening provides a decorative external filtering skin to the upper level of the house. Floating elevated gardens soften the hardscape materials and provide the final touch to creating a stunning modern Mediterranean inspired home.

The journey to handover day was a collective effort, with each contributor, trade and specialist bringing their own passion, ideas, expertise and workmanship. Together, we’ve created a remarkable build that promises to endure as a lasting testament to the team involved.

@osheaandsonsbuilders were fabulous, incredibly experienced and demonstrated why they are a proven home builder with an incredible team on board who made this with dream house come alive and a reality.

@merge_interior_design are a true delight working with and such an excellent interior designer who helped provide the final touches to the finishes and styling.

UNDER CONSTRUCTION 🔨

Introducing SUNNY ResidenZe, the second DZ Architects & Domrafi Property collaboration, rising proudly in Wavell Heights. A modern, sculpted home defined by crisp white forms, warm materiality and a serene connection to landscape.

The front façade is anchored by timber‑look aluminium battens, framed elegantly by a striking white band that creates a bold architectural gesture. Above, a signature DZ feature planter cascades greenery over the upper level, softening the geometry and establishing a calm, welcoming entry presence. Stone accents, refined detailing and the weatherboard cladding grounding the home in a warm, coastal‑inspired material palette.

Inside, expansive glazing and curated volumes pull natural light deep into the home. At the rear, the architecture opens dramatically to a double‑height void which rises over the outdoor entertaining zone, amplifying space, air and vertical space. Sunlight pours through this void into the double‑height living area, creating a bright, uplifting heart to the home.

The rear sanctuary features an arch pool wrapped in tropical planting, a generous terrace, and seamless indoor–outdoor living designed for everyday calm and effortless family & friends entertaining.

The residence includes:

🔹 Media room & upstairs family retreat
🔹 Grand kitchen, dining & living with double‑height void
🔹 Outdoor entertaining zone + circular pool

Blackwood ResidenZe

A full shift, raise and extension will transform this existing cute Salisbury Queenslander into its new clean, elevated and modern form. The home is being repositioned and re‑proportioned to create a stronger street presence and a more functional relationship between levels.
The upper floor becomes the new heart of the home, with a completely re‑planned kitchen, living and dining arrangement opening onto a generous, elevated deck. This outdoor space captures the surrounding treetop outlook, bringing light, privacy and a calm connection to the landscape. The existing internal layout has been thoughtfully considered to maximise 3 bedroom & bathroom practicality and everyday flow.

The ground level introduces a new double garage and storage zone, future‑proofed for additional bedrooms and living spaces as the family grows. The shift and raise allow the home to breathe, providing better circulation, improved usability and a renewed sense of openness throughout both levels.

A wonderful repeat client who made the design process an absolute joy filled with laughs, great conversations and plenty of delicious ethnic food shared along the way.

@vmstownplanning planning team helped execute subdivision and development approval.

This renovation will be brought to life with precision, care and fantastic craftsmanship by @ware_built

Introducing Nord : A modern, sculpted DZ Architects ResidenZe defined by clean white forms, soft curves and a refined contemporary façade. Designed to embrace natural light, neutral materiality and a calm, effortless indoor–outdoor connection.

The ground floor is anchored by open living, dining and kitchen spaces that spill directly onto the pool terrace, blurring the line between indoors and out. The pool becomes a constant visual anchor softening the architecture and creating a serene backdrop for everyday living. A dedicated wellness centre, walk‑in wine room, guest suite, mudroom and generous storage complete a highly functional and beautifully resolved lower level.

Level 1 brings the family together with a generous retreat overlooking the void and pool below, a master suite with private ensuite and WIW, three additional bedrooms with their own walk in robes, a study with a pool view and carefully planned storage throughout.

Proudly developed and to be built by @romiconstructions who are an exceptional duo whose style, precision and construction knowledge elevate every detail.

The brief for the Ellesmere ResidenZe was warm, tonal and natural.

From the outset, DZ Architects worked closely with Jules Baxter to translate the design intent into a cohesive material palette, selecting tiles that could carry seamlessly from exterior to interior, provide highlights in feature areas and support the architectural vision rather than compete with it.

A considered, fun and wonderful collaboration, resolved through a fantastic material & tile selection process.

Ellesmere ResidenZe

PROJECT COMPLETE

The latest DZ Brisbane home is now complete. A contemporary design that honours the character of its neighbourhood while introducing a refined modern Mediterranean aesthetic.

The home expresses a calm, contemporary character through clean rectilinear forms with soft edges, thoughtful use of light, shade, a minimal palette of white render, clean lines and subtle textural variation and proportion. Vertical battens, deep reveals and soft subtropical landscaping complete a façade that feels both modern and warmly connected to its context.

Created for a family who loves to entertain, the home offers generous dual‑level living: a ground floor with bedrooms, gym, rumpus, utilities, and a seamless connection to the landscaped pergola and spa, and an upper level dedicated to light‑filled living, dining, master suite, guest bedrooms and retreat spaces.

A sculptural stair void anchors the top floor, bringing natural light deep into the kitchen and living areas. The dining zone extends to a large front entertaining deck framed by a concrete planter and feature gable batten opening taking in the leafy treetop views.

A huge thank you to all the incredible builder, suppliers, trades and consultants who helped bring this home to life. Their craftsmanship, care and collaboration made this project truly special.

And to the wonderful clients of the home, thank you for the laughs, the fun meetings, the creativity, the new thriving friendship, and the endless Greek food and sweets that fuelled the journey.

Empress ResidenZe Carport & Entry

A refined architectural outcome and simple planning solution for a challenging corner block. This new carport and entry sequence were designed to integrate seamlessly with the existing Queenslander, maintaining its heritage character while introducing modern functionality.

🔹 Contextual Integration – Gable roof forms and decorative battens echo the original architecture.

🔹 Material Palette – Painted timber, natural stone piers, and dark metal accents create a cohesive, timeless aesthetic.

🔹 Spatial Strategy – Optimized layout for vehicle access and pedestrian entry on a tight site.

🔹 New Entry Experience – Stone clad gate piers, sliding gate, and cobbled stone driveway establish a new strong sense of arrival for the client.
