Every development project begins with a vision… but between acquisition and completion lies a series of decisions that can determine success—or create costly setbacks.

Over the years, I’ve experienced both victories and failures in urban infill development. I’ve learned that experience is expensive, but wisdom doesn’t have to be.

That’s why I wrote Falling on the Sword: Lessons Learned from the Front Lines of Urban Infill Development.

This book isn’t about theory. It’s about real-world lessons from the trenches:
✅ Site selection mistakes that can cost thousands
✅ How to identify development opportunities before others do
✅ Managing risk and protecting profit margins
✅ Navigating construction challenges and market cycles
✅ Building communities while creating sustainable returns

My hope is that these lessons help developers, investors, contractors, and entrepreneurs avoid some of the mistakes I’ve made and accelerate their path to success.

Most importantly, this journey has reinforced one truth: vision, perseverance, faith, and humility are essential ingredients in building something that lasts.

Urban revitalization starts with vision. You have to be able to look at a vacant piece of dirt in the urban core and see the homes, businesses, and opportunities that can rise from it. Redlining refers to the systematic disinvestment of some neighborhoods and populations in favor of others, most often on the basis of race. This means that private industry and later the federal government chose to fund and support home purchases for white families and neighborhoods over African American families and other communities of color. Although the policy was outlawed with the passage of the 1968 Civil Rights Act, the legacies of the system continue to impact communities of color in our region and across the nation.

In order to know where we are going we must know where we come from in Kansas City.

The community response to the REDLINED exhibit was astounding, with thousands of people visiting over the past year. The feedback from the public was overwhelmingly positive, with many visitors requesting that the exhibit become a permanent fixture.
