why the seller says 'yes'

For most people the building is the biggest asset they own.

Especially someone retiring out of it.

They decided it is worth a million dollars and they are stuck on that number.

So you do not fight the number.

You say yes to the million.

Right there they are happy, because nobody else has said yes.

Then you show them how it arrives.

With or without interest, depending on how it gets structured.

And when we do add interest, that three hundred thousand can earn them another eighty to a hundred thousand across those five years.

So the seller who wanted a million is really selling at closer to 1.1.

They are not taking less.

They are taking it slower.

That is the entire reason this works.

I will give you your price.

You will give me the terms.

Most sellers are not stuck on the deal.

They are stuck on the number.

They decided what the building is worth and they are not coming down, even after months on the market.

So I stop fighting the number.

In this method I go close to asking, and in exchange the seller gives me the structure.

When I call brokers I tell them exactly how I buy, before they send me anything.

Then we talk about interest, and my preferred way is to pack the interest into the price instead of paying it monthly.

If the building is priced a little high, the overage becomes the interest.

Or we raise the price by the interest amount and call it even.

The seller hears the number they wanted.

I get a purchase I can actually carry.

Price is emotional.

Terms are where the deal is really made.

Creative Finance = Long Days on Market + Pain

Every creative finance method starts with the same search.

We look for tired brokers and tired sellers.

Tired people.

A seller who has been sitting on the market for months already knows the price they want is not the price the market is giving them.

That seller is warm to the idea before you ever open your mouth.

Or they are in enough pain that they will consider an alternative structure to get out.

That is the whole mechanism.

Find the pain, offer the solution, get the terms.

Nobody agrees to carry a note because your presentation was good.

They agree because something in their life needs to be solved and a normal sale is not solving it.

So stop pitching structure to happy sellers.

Go where the days on market are long and the seller is tired of waiting.
