If you are thinking about listing soon, I want you to avoid the 60-day club. 🏡

Most homes that sit too long have one of these going on:
• The price is what we hoped for, not what buyers are actually paying
• The photos do not show the house well
• Buyers start asking about the roof or insurance and we do not have a clear answer
• It is hard to get in to see, or the rooms feel dark and cluttered
• Not enough of the right people ever see it
• We wait too long to adjust the price

The first couple of weeks matter the most. If we get the price, the photos, and the honest condition story right, the rest of the process feels a lot calmer.

There are 11 weeks left in 2026. That is enough time to start something that matters. 🏡

If you set aside a number you can actually keep, by the end of 2027 you could have a real down payment sitting there.

💰$40 a week = $2,560
💰$110 a week =$7,040
💰$230 a week = $14,720
💰$320 a week = $20,480
💰$410 a week = $26,240

✅$26.2K = a 5% down
That’s enough for a loan on a $500k home!

Your first home will not be your forever home, and that is fine. Something will need a repair in the first six months, so we budget for it. You will second-guess the decision for a few weeks. That is normal, not a sign you picked wrong. Five years from now, most of my clients wonder why they waited.

Remember, The goal is not the perfect house. It is a wise first step, with the numbers honest before you sign.

If you asked me if I loved real estate, I would say yes. Just not for the reason people usually assume. 🏡
I do not love it for the houses. Houses are drywall, light, and good bones. The part I actually love is the person on the other side of the paperwork.
The exhale somewhere between the inspection and the keys. The 9 p.m. text when the whole thing suddenly feels like too much. The strategy it takes to get timing, numbers, and terms to line up for both sides. The fact that someone trusts me with the biggest number they have ever signed — and that has never once stopped meaning something.
Same city. Same forms. Completely different lives.
So yes, I love real estate. What I actually love is getting to serve people building a legacy. ♥️

Hoping rates go back to 3%? I get it. That number still lives rent-free in a lot of group chats. 😅
Here is the part most people skip: 3% was not “normal.” It was a pandemic-era blip. The 30-year has spent most of modern history closer to 6–8%. Right now we are sitting around 7% — not fun, not a reason to freeze your life either.
While you wait for a rate that may not return: • prices in the neighborhoods you actually want can keep moving
• the “perfect” house someone else writes on
• you still pay rent or stay in a house that does not fit
If rates drop later, you can refinance. You cannot refinance a year you did not live in the home God was already leading you toward.
Waiting is a strategy only if the house you have still works. If it does not — school, job, space, peace — the rate is not the decision. The life is.
