2 closings in Gander 🤗🤍 — same client! 🎉🏡🏡

This client has a very special place in my heart. ❤️

For over 4 years, I’ve had the privilege of serving as his property manager, and I’m still blessed to serve him in that capacity. And now, I get to experience another beautiful chapter — helping him with his real estate purchases. 🥹🏡

What makes this moment even more special is the history behind it. He saw potential in me years ago, even when I didn’t see it in myself. He believed in me, trusted me, and gave me opportunities to grow. Looking back now, I’m so grateful that God placed people like him in my journey who could see something in me before I was able to see it for myself.

Wondering what your down payment could look like as a first-time home buyer? 🏡💰

Here’s a quick breakdown to help you plan:

🔑 Homes $500,000 or less: minimum 5% down

🔑 Homes above $500,000: 5% on the first $500,000, plus 10% on the portion above $500,000.

Your down payment isn’t the only money you’ll need to have available. You’ll also want to budget for closing costs, which may be approximately 1.5% of the purchase price, depending on your situation and the transaction.

📍 Buying in Newfoundland & Labrador? Eligible first-time home buyers may also qualify for the province’s home ownership assistance program, which may help with the required down payment and certain closing costs.
