You can. But you can’t rewind your home’s first impression.

This Mar Vista home launched at $4,950,000. Three price reductions later, it sold for $4,320,000—$630,000 below the original asking price.

The price was only part of the story.

An all-black exterior. A private upstairs office accessed by going outside. And full staging that happened only after the third reduction.
My take: the opening price needed to account for those tradeoffs, and the presentation needed to be ready before buyers walked through.

Does that mean a different launch would have earned $630,000 more? We can’t know that. But this is why price, preparation, and positioning need to work together from day one.

Before you ask, ā€œHow high can we list?ā€ ask, ā€œWhy would a buyer choose our home over the others?ā€

The asking price and the home’s value aren’t the same thing.

Why do so many Westside listings reduce their price if home values aren’t crashing?

Because buyers compare every home with what else they can buy. If the initial price misses that comparison, they may move on without making an offer. By the time the seller reduces, the best chance to create early competition may have passed.

Mar Vista prices surged—but sellers are still getting punished.

Mar Vista’s July numbers tell two completely different stories.
The median sold price jumped from approximately $2.1M to $2.3M.
Homes averaged just over 100% of asking.
Market time stayed around 26 days.

šŸ”„ Sounds like a seller’s market.

But look underneath the headline:
• Inventory climbed from 64 to 76 homes
• 42% of active single-family listings have reduced
• 14 homes sold over asking in July
• 6 sold at asking
• 19 sold below asking

That is not a market where sellers can simply name their price.
The homes creating urgency are winning.
The homes testing the market are reducing.

If you’re selling, your strategy should be built to create competition before the market has a chance to reject your price.

If you’re buying, don’t automatically chase the newest listing. Some of your best negotiating opportunities may be sitting inside that 42% of homes where the seller has already reduced.
