3 things I wish every first-time homebuyer knew BEFORE they started looking:

1️⃣ Your pre-approval is not the same as pre-qualification. A pre-approval means a lender has actually verified your income, credit, and finances. A pre-qualification is just an estimate. Sellers take pre-approvals seriously.

2️⃣ Your monthly payment includes more than just the mortgage. Think: property taxes, homeowner’s insurance, PMI (if applicable), and HOA fees. Always ask for the FULL picture.

3️⃣ You don’t have to do this alone. That’s literally what I’m here for. A good realtor walks you through every step so nothing catches you off guard.

What’s the FIRST thing you should do if you’re thinking about buying a home?

No, it’s not looking at houses on Zillow. (I know, I know.)

It’s checking your credit score.

And not your Credit Karma score — your MORTGAGE credit score. There’s a difference.

Your mortgage credit score is what lenders actually use to determine if you qualify and what interest rate you’ll get. Credit Karma gives you a Vantage score, but most mortgage lenders use your FICO score.

Here’s what to do: Go to MyFICO.com and pull your actual mortgage scores. You’ll see scores from all 3 bureaus, and the lender will use your MIDDLE score.

Knowledge is power. Start there.
