🏡 5 OBVIOUS SIGNS YOU’RE READY TO BUY A HOME!

😂 You might be ready to buy a home if…

1️⃣ You watch HGTV like it’s a required course. 📺🏠

2️⃣ You look forward to random open houses on Sundays… even when you’re “just looking.” 👀😂

3️⃣ You’ve been watching Clark Howard and learning how to save, budget, and invest for your future. 💰📚

4️⃣ Your social media algorithm is 90% home decor, dream kitchens, and “come tour this house with me” Reels. 😂🛋️

5️⃣ You casually walk through furniture stores imagining exactly where everything would go in YOUR house. 🛒🛋️🏡

Okay… you might be ready. 😂

But seriously, being ready to buy is about more than loving beautiful homes. Your finances, credit, savings, income, and overall goals matter too.

When you’re ready, let’s talk about what it takes to get you from “just looking” to homeowners. 🏡✨

Real estate showings, creating content, running around all day, and putting in that WORK! 🏡📸💻

So, of course, my cousin Ursula @realtor_urs4life and I had to reward ourselves with a couple of margaritas at a Mexican restaurant in Snellville! 🍹😂 We earned these drinks, okay?!

And in our defense… we had already had TWO drinks before we started recording! 🤣🤣🍹

Real estate partners by day, margarita enthusiasts by happy hour! 🥂😂❤️

🏡 5 Reasons Buyers Shouldn’t Visit New Construction Without Their Realtor

1️⃣ The Builder’s Agent Represents the Builder.
The on-site sales agent works for the builder. Your Realtor is there to represent your interests as the buyer.

2️⃣ You Could Accidentally Give Up Representation.
Some builders have specific policies regarding when a buyer’s agent can be registered. Visiting alone first can potentially affect your agent’s ability to represent you or receive compensation.

3️⃣ Your Realtor Can Help You Compare the Numbers. 💰
The builder’s incentives may sound great, but your agent can help you look at the purchase price, incentives, closing costs, upgrades, HOA fees, and overall costs together.

4️⃣ You Need Someone Looking Beyond the Model Home. 🔍
That beautiful model is designed to sell you the dream! Your agent can help you understand what’s included, what’s an upgrade, what’s standard, and what questions you should be asking about the actual home you’re purchasing.

5️⃣ You Still Need Representation After You Sign. 📋
New construction involves contracts, inspections, deadlines, financing, walkthroughs, and closing. Having your Realtor involved from the beginning allows them to help you navigate the process from contract to key.

Thinking about buying new construction? Let me help you navigate the process with knowledgeable, professional representation from the first visit to the closing table. Contact me today!##georgiarealestateagent #realestate #buyersagents #newconstruction explorepage by @ericarealestateconcierge

Day 1 in Belize 🇧🇿🌴 — We Made It!

After our water taxi ride from Belize City to San Pedro, we drove through San Pedro and finally made our way to Secret Beach, where we arrived at Ursula’s Way — my cousin Ursula’s beautiful vacation home that she built with family in mind. ❤️

It feels so special to finally be here and experience a dream that Ursula and I have talked about for years: owning a vacation home outside of the United States. This is just the beginning. One day, we plan to retire and make a life outside the U.S., and seeing what she has created here makes that dream feel even more real.

For now, we’re getting settled in, enjoying family, and soaking up every moment of this beautiful place. 🌊☀️🇧🇿 by @ericarealestateconcierge

First day in Belize! 🇧🇿🌴

Our family home is located in Secret Beach, so to get there, we traveled by water taxi from Belize City to San Pedro. The ride was about an hour and a half, and it was such a peaceful and soothing experience. The beautiful water, the breeze, and the scenery made the journey just as enjoyable as the destination! 💙 by @ericarealestateconcierge
