Even Hollywood negotiates.

Angelina Jolie’s historic Los Feliz estate in Los Angeles reportedly sold for $24.75 million, a remarkable $5.1 million below its $29.85 million asking price.

But what does that $5.1 million difference reveal about celebrity real estate and ultra-luxury home negotiations?

Compass Sports & Entertainment member Susan Canavan @susancanavan shares her perspective on what it takes to price and negotiate one-of-a-kind luxury properties.

At this level of the luxury real estate market, a property’s value extends far beyond square footage and comparable sales.

Architecture, historic significance, privacy and provenance can make a celebrity-owned estate exceptionally rare, but rarity alone doesn’t determine what a qualified buyer is willing to pay.

An asking price is a positioning strategy, not a guarantee of market value.

Even when Hollywood’s biggest names are involved, the fundamentals of real estate negotiation still apply.

Ultimately, pricing a one-of-a-kind luxury property requires understanding not just what makes it extraordinary, but how many qualified buyers actually value that rarity.

Because even in Hollywood, the asking price and the selling price tell two different stories.
