Even after everything is signed, a few things still have to happen behind the scenes. Escrow has to confirm the funds are in and make sure everything is ready to record. Until recording is confirmed, the transaction isn’t technically complete.⁠

🎙️ A California escrow fact that surprises a lot of buyers: signing your closing documents doesn’t mean you’ve closed.

The lender still needs to fund the loan, and the deed needs to be recorded with the county. That’s why “I signed!” and “We closed!” can happen on different days. 🗝️

🏡📈 California homeowners: Your equity may be doing more work than you realize.

The latest statewide data from the California Association of REALTORS® shows the median price of an existing single-family home was $904,640 in June 2026 and California home sales were up 6% compared with June of last year.

Even more interesting? In Southern California, the median sale price reached $900,000, up 2.3% year-over year, while sales jumped 10.8% from the same time last year.
