Your final walkthrough!🎉🏡🔑

It’s your last opportunity to make sure the home is in the condition you agreed to purchase it in — before you close.

Here’s what I tell my buyers to check:

✓ Is the property in substantially the same condition?
✓ Were agreed-upon repairs completed?
✓ Are the appliances and fixtures included in the sale still there?
✓ Turn on the heat/AC.
✓ Run the faucets and check the plumbing.
✓ Turn on the lights.
✓ Flush the toilets.
✓ Look for any new damage.
✓ Make sure the seller’s belongings have been removed as required.
✓ Check that the home is broom-clean, if required by your contract.
✓ Don’t forget the basement, attic, garage and exterior.

And most importantly — don’t rush it.

Open the doors. Turn things on. Look inside. Walk through every room.

This isn’t the time to be shy.

It’s your last look before the house becomes yours. 🔑

Start making these calls ☎️

As closing gets closer, start coordinating the services you’ll need transferred or activated for closing day:

⚡ Electric
🔥 Gas
💧 Water
🛜 Internet & cable
🏠 Homeowners insurance
🚨Security & alarm services

Your attorney and title company will handle the applicable final readings, adjustments and closing-related items — but you need to know who services your new home and what needs to be placed in your name.

Make calls early and schedule service to begin as of your closing date.
Closing day should be about getting the keys — not figuring out why you don’t have electricity. 🔑

You may be under contract, but there’s still plenty happening behind the scenes before you get those keys. 🔑

Now it’s time to:
• Finalize your mortgage application
• Complete the appraisal
• Work through the title search
• Secure homeowners insurance
• Stay on top of lender requests and conditions
• Keep in close contact with your attorney, lender & agent

And one BIG reminder: don’t make any major financial moves before closing.

That new car can wait until AFTER you close. 🚗

New credit cards, large purchases, new loans or changes to your finances could affect your mortgage approval — even this late in the process.

Stay responsive. Stay organized. And keep your finances steady until the keys are officially yours.

Once your offer is accepted, the next step is getting from inspection to a fully executed contract — and there are a lot of important details in between.

Inspection. Attorney review. Contract terms. Deposit. Contingencies. Closing date. ✍️

This is the stage where you want to understand exactly what you’re agreeing to before you sign.

In New York, an accepted offer is an exciting first step — but you’re not fully under contract until the contract is signed and fully executed.

→ Schedule your home inspection ASAP
→ Confirm your financing and pre-approval
→ Start gathering documents your lender will need
→ Stay financially steady — this is not the time for a new car, new credit card or major purchase

And remember: an accepted offer is not the same as a signed contract. There are still important steps to get through before you’re officially under contract.

And one finished piece.

Transformation is messy. You begin with a vision, but somewhere between what something was and what you know it can become, there are always challenges. Plans change. Problems surface. You adjust, you rebuild, and you keep moving forward.

And then one day, you get to stand back and see what all of those moments created.

The reward isn’t only what you built.
