Brooklyn prices just hit a record high. 📈 Median: $1.2M (+14.3% YoY), closing in on Manhattan. Sellers have the edge — 27.6% of sales went over ask. Luxury's pulling away too: +22.8% YoY vs. +9.7% for everything else.

Second week above 7% — and the listing wave paused.

Manhattan: new listings fell 25%, but nearly a third of what's on the market is under 30 days old, the freshest shelf of 2026. Demand is 16.6% below last year, the widest gap of the cycle. 113 contracts.

Brooklyn: 3,741 listings, 5.1% above last year. 108 contracts, with the $1M–$2M tier climbing to 35% and trading in 64 days.

Sellers: price to this week's competition, not last spring's. Buyers: best selection of the year and the most room to negotiate.
