On today's episode of who wants to be a home inspector ? Showing up to an inspection you have an idea of what to expect and what not to expect, but what happens when the unexpected happens? What do you do ?

Today was one of those days, I showed up expecting a fully gutted house and walked into a fire hazard! Puddles everywhere and electrical wiring and fixtures drenched in water, what do you?

Get everyone out of the home fast, clients, realtors, parents aunties cousins and nephews... everyone out!

Find the main electrical panel, make sure it's off!

Locate the incoming water main turn it off.

Sellers agents thinks the buyers agent sabotaged the home, NOPE! What actually happened?

Homes with boilers as heating sources operate on the principle of convection. Water is heated at the source, the pressure/temperature increase, along side circulator pumps causes the water to flow through copper pipes. What you'll see at the baseboard is thin aluminum fins along the pipe, added to increase the surface area and the transfer of heat from the water to the pipe to the fins to the air to the space!

Okkkk Oscar what happen? With water flowing through boiler pipes we take into context the environment and situation. When temperatures drop during this time of year you can expect water thats not being consistently heated to freeezee!! And AS WATER FREEZES IT EXPANDS!

Think of putting water into a glass jar with a lid and then putting it in the freezer, hours later you'd find that glass jar cracked! Now let the jar thaw and water is spilling everywhere from the crack!

Yesterday was really cold, the water froze and expanded, and likely cracked/burst several pipes. Today it was warm, the water thawed and found every crack in the system! Which is why you see multiple leaks throughout the home!

So tell me again why you don't need a Home Inspector, or why you client wants to go with a cheaper inspector?

When you're talking the safety human lives and hundreds of thousands in repairs from an electrical fire/water damage all of sudden an extra couple hundred $$'s for an inspector who you can trust to think fast and deliver great service doesn't sound so bad does it? taken in Westbury, New York by @faqinspector

The weather is breaking and things are heating up! As we head into the summer market it’s important that your client has a home inspector, or even better a team of inspectors, at the ready that can respond at a moments notice and provide a quality service to ensure the deal gets to the closing table as quickly as possible.

With that being said, the results speak for themselves, and the reviews don’t lie!

Realtors your clients deserve the best! Call/text myself Oscar Ward (@faqinspector) @ (631)715-9390 or Ruben Forte(Owner @faqinspections) @ (631) 601-7826 for a home inspection service both you and your clients deserve and will appreciate!
