Carrying credit card debt at 20%+ interest? There may be a smarter way to handle it.

For some homeowners, moving that balance to a HELOC can cut the monthly interest by hundreds of dollars.

It isn’t for everyone. But if high-interest card debt is weighing on you, it’s worth running the numbers.

Making that extra call or spending an additional few minutes on a file can be all it takes to keep a deal together and help a client close their loan.

That is the level of service you get when you work with an experienced lending expert. Make sure you have someone in your corner that will help pushback, breakthrough and solve the obstacles that inevitably come up during an escrow. by @farwellfinance

It’s small but one of the things we find that our clients value most is quick answers. Escrow can be stressful so getting answers to your questions quickly means not having to sit and wait and be stressed. And we like limiting our clients stress. by @farwellfinance

Buffett’s point isn’t about working less. It’s about owning things that work for you.

For most families, real estate is the most practical version of that. Every month you pay the loan down, your equity grows. Every year the home appreciates, your net worth grows. While you sleep.

And it’s even more true if you ever buy a rental.

You don’t have to be an investor to start. You just have to start.

Just because you’re approved for $800,000 doesn’t mean you need to spend $800,000.

Your pre-approval tells you what you may qualify for, but your lifestyle should help determine what you’re actually comfortable spending.

Think about the things you enjoy. Traveling, going out to dinner, saving for the future, and simply having room to breathe financially.

The goal isn’t to buy the most expensive home you qualify for. It’s to find a home with a monthly payment that fits your life.

Before you start shopping, let’s talk about what that number looks like for you.

I just chose the more expensive bid on purpose.

Three companies bid my backyard turf. The lowest one never followed up. Not once in a month.

The one I picked answers my emails, answers my texts, and came out twice to help me get the cost down.

He wasn’t the cheapest. But he was the most engaged.

Whether it’s turf or a home loan, pay attention to how someone treats you before they have your business. That’s exactly how they’ll treat you after.

Buying a home is a lot like a golf swing. It looks like one motion, but it’s really a sequence and every step matters before the next one can work.

Talk to a lender first. Get pre-approved. Then shop with confidence, make your offer, open escrow, and close on your new home.

Skip the first step and the rest get harder. Trust the process and take them in order.

Self-employed and worried your tax returns are going to hurt your chances of buying a home? 👇

For business owners, taxable income doesn’t always tell the full story. You may have legitimate business write-offs that reduce the income shown on your tax returns, even when your business has strong cash flow.

That’s why there are loan programs specifically designed for self-employed borrowers that may allow us to qualify you using bank statements instead of traditional tax returns. The key is knowing which loan program actually fits your situation.

If you’re self-employed and thinking about buying, let’s look at the numbers before you assume you won’t qualify.

I needed this reminder this week because even the basics seem challenging right now.

Not every effort produces an immediate result.

Every call, every conversation, every email, every follow-up is building toward something, even when you can’t see it yet.

The first 99 stones disappear beneath the surface. The 100th only shows because of them.

Keep showing up. You may be closer than you think.

I love a good financial app and I found one last week. Most people make their biggest money decisions on gut feel.

What does an extra $500 a month do to your future? How fast does compounding actually work? When could you realistically retire?

You don’t have to guess. I use an app called Henry Wallet. You can track and run numbers for compound growth, savings scenarios, FIRE planning etc and it runs the numbers in seconds.

Your goals should drive the homebuying conversation.

Buying now might make sense. Waiting might make more sense.

If a lender jumps right into quoting an interest rate or selling you on a loan program, they are simply providing a service. My aim is to provide advice and guidance so you can make the decision that is best for you. So before talking about a loan, I want to understand your goals, your family and what fits your finances right now.

Let’s start there.
