Saw “Fed raises interest rates” trending this week and felt your stomach drop? You’re not alone, and you’re also not doomed.

Here’s the truth most headlines skip: mortgage rates don’t move in lockstep with the Fed funds rate. They track the 10-year Treasury yield, driven by inflation expectations and investor sentiment. A different animal entirely. Mortgage rates had already been climbing before this week’s Fed decision even happened.

After 19 years and over a thousand closings, I’ve learned one thing for certain: “waiting for rates to drop” is not a strategy, it’s a guess. And guessing with your biggest purchase is a rough way to spend a Saturday.
