NO HOUSE IS 100% PERFECT.

And it doesn’t need to be. HGTV has given us this idea that the right house should check every box, feel completely finished and somehow work for every version of our lives for the next 30 years. That’s not really how buying a house works.

1. Look at the things that are harder to change.

Location. Layout. The overall structure and condition of the house. The major mechanical systems like the furnace, air conditioning, electrical and plumbing. Those are the things I want my buyers paying attention to first. Paint can change. Flooring can change. A dated bathroom can change. The location can’t.

2. Expect something to be imperfect.

Maybe one bedroom is smaller than you wanted. Maybe there’s a design choice that makes you wonder what the previous owner was thinking. Maybe the kitchen isn’t exactly what you pictured.

That doesn’t mean it isn’t the right house.

For most people, buying a home is a progression. You’re looking for a house that gives you most of what matters to you now and works for the life you can reasonably see yourself living over the next five to ten years.

Because your life is going to change. Your job may change. Your family may change. Where you want to live may change. What you need from a house may change too.

3. But you should still love it.

Not every single thing about it. But you should want to come home to it. You should be able to picture yourself living there and feel good about what you’re buying. You’re going to be paying that mortgage for a while. There should be something about the house that makes you think, yes, I want this to be mine.

The goal isn’t to find a perfect house. It’s to recognize a really good one when you find it, without talking yourself out of it because it isn’t 100%.

Three things I noticed this week

1. Offers are being written with conditions, and that’s good news.

House-to-sell conditions, financing conditions and inspections are very much part of the conversation. They give buyers important protection while helping sellers understand exactly what needs to happen for a deal to come together.

2. Price still matters, but the market isn’t one-size-fits-all.

The average sale-to-list ratio this week was 99.72%, but the range was wide, from 87.17% to 130.04%.

It tells us that the market isn’t one thing. You really have to look at the home you’re offering on. Some homes sell under asking, some sell around asking, and some still attract serious competition.

3. Know your numbers before you fall in love with the house.

Lenders are being careful on appraisals. Getting properly pre-approved and shopping within your price range matters more than ever.

I know. As a first-time buyer, you hear a lot of noise. The internet. Your friends. Your family. You can’t buy in this market. But that’s simply not true. 

You can buy in this market. You just need to buy smart and have a strategy.

1. You Have More Options Than You Think

You don’t need the perfect house. You need a house that works for your life, your budget and what you’re prepared to take on right now. They call it a starter home for a reason.

2. Losing One Isn’t Losing

One house not working out doesn’t mean you’re priced out or that you missed your chance. It means you didn’t get that house. That’s it.

Another listing comes up. Every showing teaches you something. Every offer teaches you something. It’s a cumulative process, and every deal is different. 

3. Your First Home Doesn’t Have to Be Your Dream Home

Regardless of what HGTV might have you believe, not everybody starts with the million-dollar, perfectly finished dream home. Really, go ask your parents. Ask your boss. Where did they start? And ignore how much they paid. LOL. Bread was also a dollar and gas was 50 cents.

Three Things I Noticed This Week

1. 64 homes sold. Summer is done. People are back into their routines.
The kids are in school, Halloween candy is out, and people are starting to look at what they want to get done before the end of the year. I wouldn’t necessarily say it’s busier. There’s just movement.

2. $520,000 median sale price. Pricing still matters.
It always matters, but this week showed us that again. Whether it’s residential or commercial, whether there’s emotion involved or not, at some point it comes back to the numbers.

3. 98% of list price. Know your numbers.
Not just your mortgage. Know your closing costs, commissions, taxes, monthly costs, all of it. You want to make the best offer for you, not just for the day you make the offer, but for every day after that you live in the house.

Fran: I’m here with Justine. Hi, Justine!
Justine: Hi!
Fran: She works at Caboto Club, so you might recognize her from pizza night.

Fran: Are you originally from Windsor?
Justine: I am not. I’m actually from Hamilton. My dad lived in Michigan when I was growing up, and when I was about 10, my mom moved us to Windsor so I could go to school.
Fran: And now you don’t want to leave because you love it here.
Justine: No!
Fran: There you go.

Fran: Since you’re not from here, what’s one thing that surprises you about Windsor?
Justine: We have more local community theatre companies than almost any other city in Ontario. We’re an automotive city, but we have so many actresses, artists, dancers and musicians. It’s insane how talented this city is.
Fran: I did not know that. Very cool.

Fran: What is your favourite secret spot?
Justine: This amazing little Italian spot on Erie Street called Osteria Aventino.
Fran: Is that the one that’s kind of teal on the outside?
Justine: Yes! It’s got a short white awning on the window.
Fran: Okay, I know where you’re talking about.

Fran: What area do you think is underrated in Windsor?
Justine: Honestly, just past Shepherd Street, past Caboto Club. That little pocket is really underrated. The houses are super cute. You feel like you’re in a 1920s Stepford wife. Kids are still running in the streets, there are good parks, and it has this quintessential small-town feel.
Fran: It is so cute. I have somebody looking in that area. Don’t tell everybody about that. lol
Justine: But it does. You can walk the streets and wave at your neighbours. You know everybody and everybody’s good with you.

Fran: Which would you prefer, an older building with character or a new build with no upkeep?
Justine: Honestly?
Fran: Don’t lie to me here.
Justine: I really like the old character. You get something special. You get to make it part of your life, and it had its own life before you got there. I just love stuff like that.
Fran: Me too.

Fran: Thanks for taking time on your day off. We’ll see you guys next Friday.
Justine: Bye!
