The issue is that many of us live with one foot firmly planted in the past and the other timidly tucked into the future, rarely fully present in the moment. We must understand that the only reality is the present, and our actions in the present shape our future. Dwelling on the past means bringing past events into the present, which then carries them into our future.

I was never a planner or needed everything buttoned up before I went after what I wanted. I continue to shoot then aim up to this day. To make shit happen you need to tolerate ambiguity, confusion, and chaos for a while, shaping the plan as you go. I believe to be extremely successful you need to allow disorder in your life. Getting too concerned with the " step-by-step" plan of action to be followed, you'll find yourself stuck over the problems and roadblocks. GET AN AIMING TARGET AND START TAKING ACTION!

The old saying - You're not supposed to be concerned about what happens in the middle of a jump.. You're supposed to be thinking about where you're going to land!

Reality check: House flipping isn’t always like what you see on TV. 📺

Sometimes, things don’t go as planned. The kitchen in this flip didn’t turn out to be the showstopper we hoped for. Instead, it’s more functional than fabulous. It’s got new appliances and a good layout, but it won’t be the focal point for anyone’s dream home tour. 🏡

But I’m still optimistic. The property has a fantastic overall layout and plenty of potential in other spaces. The living room is spacious, the bedrooms have great natural light, and the backyard is perfect for those summer BBQs.

I’m hoping buyers will see the bigger picture and appreciate the home’s layout and potential. Real estate isn’t always glamorous, but it’s always an adventure.

I didn’t do my DUE DILIGENCE on the town, and it cost us months. 💸🔥

A new regulation we weren’t aware of derailed our project. The setback was significant and avoidable.

Learn from my mistake: always check the building department. Visit their offices, understand their process, see the personalities you’re dealing with and stay informed about any new rules or regulations.

Planning for unexpected challenges is crucial. By taking a few extra steps, you’ll save time and alleviate stress down the road.

Always make it a priority to physically inspect a property before diving in. Relying solely on Google Street View or seller’s pictures can lead to an enless money pit.

You gotta lay physically see the property, you can catch potential issues early and save money on unexpected repairs.

Always try to see the property yourself or if you can’t—consult with professionals such as contractors, fellow real estate investors or real estate agents to get an accurate estimate of the property’s potential repairs. Their expertise ensures you have a clear understanding of the property’s true condition, helping you make informed decisions and protect your investment.
