Good morning ๐ŸŒ„ ๐ŸŒž ๐Ÿ‘‹๐Ÿป Texas is passing a law that allows new affordable housing to go up on commercial land statewide. They're making room for the construction of apartments on empty strip malls, dead office parks, and acres of parking lots. Cities canโ€™t block these ideas with their usual tricks anymore. No density caps below 36 units per acre. No height limits under 45 feet. No giant setbacks. No forcing developers to build seas of parking. Thirty-six units per acre means the creation of new apartments families can actually afford! Forty-five feet is the sweet spot for three to four story walk-ups, which are cheaper to build and fit into most neighborhoods. Texas basically just opened the floodgates for affordable housing...Imagine if Oregon did the same. Think about 82nd Ave, Barbur, or Sandy Boulevard's half-empty lots. Or any of the outside edges of Salem, McMinnville, or Hood River. These areas are often zoned Commercial Mixed Use (CM1, CM2, CM3), which already allow multifamily housing but cap densities around 20 units per acre or so, depending on the zone. A Texas-style law could override these caps, pushing densities to 36 units per acre or higher and allowing 3-4 story walk-ups without the need for costly high-rise construction (which kicks in above 45 feet due to stricter building codes)! Imagine converting empty space to thriving blocks of cheap apartments with cafes, taquerias, and small shops on the ground floor. Thousands more Portlanders could live closer to where they work, go to school, and hang out. Weโ€™ve taken some good first steps with middle housing reform, but not enough. Oregon desperately needs more multifamily options. A law like this would cut through endless neighborhood pushback and finally unlock affordable, sustainable housing where we need it most. Texans are getting it done. Why not us? by @futureprairie

What a gift to read Weather by Jenny Offill, a book Iโ€™m 100% positive I will read again as soon as possible. Domestic life as fragments, jokes, chores, screens, commutes, and unanswered questions. Lizzie, the narrator, works at a university library and answers email for a climate podcast run by her friend/mentor. Strangers write in with their worst fears about climate collapse, whether to have children, where to buy land, etc. So part of her job is to append an obligatory note of hope. Lizzie is also managing an exhausted/exhausting brother in addiction/recovery, a young son, a tired but comfortable marriage, mice in the walls, and a developing crush. This book could have been 5X as long, and I would have loved it, but instead she trusts the fragments to carry us along...to let our imaginations fill in as we go. surprised it worked so well. Her brevity is absolutely breathtaking. pacing is immaculate! diction is plain and funny and exact. A short book about enormous feelings! I dream of writing a book this good someday...๐ŸŽ‡โ˜„๏ธ๐Ÿ”‘โœŠ๐ŸŽ‰๐Ÿ˜ฎโ€๐Ÿ’จ by @futureprairie
