As a toddler dad who suddenly cares a lot more about school districts in Kitchener-Watelroo than I ever thought I would, these are some of the HILLS I WILL DIE ON: 1. The neighbourhood your kids grow up in matters more than the house itself. A beautiful house on a busy road will never beat a quieter street where kids ride bikes and parents actually know each other. 2. A good school changes everything about a neighbourhood. When families want to stay long term, they take care of their homes, the streets feel safer, and kids grow up together. 3. Walkability matters way more once you have kids. Being able to push a stroller to a park, a playground, or school without loading everyone into the car feels like a luxury. 4. Seeing kids actually playing outside is the best sign of a great neighbourhood. If I pull onto a street and there are bikes in driveways and chalk on the sidewalks... I already know families love living there. 5. Backyards suddenly become a big deal. Not because of landscaping or pools… but because you picture a swing set, a sandbox, or your kid running around after dinner. 6. Quiet streets are priceless. Before kids I never noticed traffic patterns. Now it’s one of the first things I look at. 7. The best family neighbourhoods feel a little boring... and that’s exactly the point. Less chaos. More community. Having lived in Kitchener-Waterloo almost my whole life and now raising my own daughter here, I notice these things everywhere we go. The funny part is… most of the families I work with start noticing the exact same things once they have kids too. If you’re starting to think about moving to a more family-friendly neighbourhood in KW, comment “KW LIVING” and I’ll send you my top family neighbourhoods guide that covers things like median prices, school ratings, and so much more! P.S. The difference between a nice house and a great place to raise kids is usually the neighbourhood around it. by @georgeinkw
I've said it before, and I'll say it again. Kitchener-Waterloo isn't for everyone. But if you’re a young family tired of the busy Mississauga life, the things people complain about here... are probably the things you’ve been wishing for. I’ve helped a lot of families make the move, and they all end up saying the same thing: “We should’ve done this sooner.” Here’s what you’ll have to “deal with” once you get here 👇 1️⃣ A house with a real backyard. No more tiny condos or shared walls. You’ll have space for BBQs, a swing set, and your dog to run free. If you love paying a million dollars for a shoebox condo with no yard, KW will drive you nuts. 2️⃣ Traffic that’s almost nothing. People here think 25 minutes is a long drive. You’ll go from sitting on the 401 for hours, to actually eating dinner with your kids. If you enjoy wasting your evenings in gridlock, don’t come here. 3️⃣ Neighbourhoods that feel safe. Big trees, quiet streets, and parks everywhere. Kids still ride their bikes and play until the streetlights come on. 4️⃣ A slower, calmer life. You’ll trade rushing for time together. Morning coffee on the porch, weekend walks, and evenings that actually feel peaceful. If being busy is your thing, KW might not be your vibe. 5️⃣ Still close to Toronto. You’re about an hour away, close enough for work or visits, but far enough from all the chaos. KW feels like a city built for families. So if you’ve been feeling like life’s just too fast lately... and you’re dreaming of more space, more time, and more peace.. this might be your sign. 👇 Comment “KW LIVING” and I’ll send you my KW Family Home Upgrade Guide. It shows you which neighbourhoods local families love most, with real prices, schools, and community info to help you picture your next move. P.S. Don’t say I didn’t warn you... Kitchener-Waterloo might change how you see family life, in the best way possible. by @georgeinkw
Hi 👋🏼 I’m George Dmitrovic. Time for a proper introduction, especially if you’ve just landed on this page while dreaming about your next move. Here’s a little about me, my life here in KW, and why I do what I do: I live in Forest Hill, one of those old-school neighbourhoods where the trees are tall, the backyards are huge, and neighbours wave from their porches. It’s quiet, safe, and still close to everything we need. I’m here with my wife, our daughter, and our dog — and most days you’ll find us: ✅ Gardening or chasing our toddler around the backyard ✅ Exploring local trails and quiet parks ✅ Soaking up downtown and uptown events (especially the food ones) ✅ Hanging out at Waterloo Park, Victoria Park, or the farmers market ✅ Sneaking in some basketball or tennis when I get the chance ✅ Blasting old band tunes (yep, used to play in one) or planning our next concert night I’m a big fan of music, comedy, and anything that lets you hit pause and enjoy the moment. But here’s how I got here... I was born in Eastern Europe, moved to KW at age 10, and never left. I studied economics at the University of Waterloo. After graduation, I stayed because KW just felt right. It had the energy, the charm, and the kind of lifestyle I wanted to build a future in. I’ve now been a Realtor for 9 years, helping 200+ families find space to grow, better schools, and a deeper sense of “home” in this region. Most people who message me ask the same thing: “What’s the best area for a young family to grow into?” “Where can we get more space without giving up location or lifestyle?” That’s exactly what I help you figure out. Without pressure, without jargon, just real answers from someone who’s done it too. If you’re thinking about moving within the Waterloo Region or coming from the GTA, and you want more than just what you see on real estate websites... I’d love to help you on your journey... When you’re ready, just send me a message. I’m always happy to help you figure out what fits your family best. by @georgeinkw
Here’s where home prices stand for November 👇 ✅ Kitchener $717,500 ✅ Waterloo $841,250 ✅ Cambridge $727,500 ✅ Ayr $757,500 ✅ Elmira $776,000 ✅ Wellesley $785,000 ✅ Guelph $825,000 But if you’re a family looking to move within Waterloo Region or relocate here, these numbers mean a lot more than just which city is “cheaper.” Because an $850,000 budget can give you a completely different lifestyle depending on where you decide to live. Maybe you want to be closer to work, restaurants and everything happening in Kitchener-Waterloo. Or maybe you’d trade some of that convenience for a quieter community, more space for the kids, a bigger backyard and that small-town feel in places like Elmira, Ayr or Wellesley. That’s the conversation I think families should be having. Not just… “Where can we afford a house?” But… “Where can we afford the kind of life we actually want?” Because your budget might mean: ✅ More house and yard in one community ✅ A shorter commute in another ✅ Being closer to the schools or amenities you care about ✅ A completely different neighbourhood and day-to-day lifestyle And with smaller communities like Ayr and Elmira, there are typically fewer sales each month, so those prices can move around more. One month never tells the entire story. But it CAN help you start figuring out where your budget makes the most sense for your family. If you’re trying to decide where around Kitchener-Waterloo you’d actually want to live… Comment “KW LIVING” and I’ll send you my Guide to K-W’s Most Popular Neighbourhoods. by @georgeinkw
I’m not saying moving to Waterloo Region is the right call for every family… I’m just saying it was the right call for ours, and here’s why 👇 ✅ Room to breathe outside We’re outside almost every weekend. Last Saturday we took our daughter and the dog down by the Grand River, and she threw rocks in the water until her arms got tired. It’s 20 minutes from our door and it felt like a day trip. ✅ Big city stuff without the big city We still get real nights out. Rangers games, the market in St. Jacobs, good food uptown. I grew up going to Rangers games with my family, and I can’t wait to bring my own kids. Then we drive home without sitting in an hour of traffic. ✅ Family friendly, for real Go to a park in Forest Hill around 5:30 on a weeknight. You’ll see strollers, bikes and parents chatting by the swings. Most nights I finish work, grab my daughter, stop at a park on the way home, and we’re still back for dinner. ✅ You can actually get places The 401 and Highway 8 are right there. Toronto is close enough for a day trip, and the beach in Grand Bend is under two hours away. ✅ Room to grow You never want to move somewhere everyone is leaving. Waterloo Region keeps growing. If you want a slower, small-town pace with everything still close, check out Breslau or New Hamburg. Both are a short drive from the city, and both have new homes going up. If you’re just starting to look at a move to Waterloo Region, the first thing to figure out is which part fits your family. Waterloo? South Kitchener? Cambridge? A small town? I got you. Comment “KW LIVING” and I’ll send you The KW Living Guide. Inside, you’ll see 6 of the most popular family neighbourhoods (Beechwood West, Laurelwood, Westvale, Forest Hill, Doon South and Huron South). For each one you get home prices, schools and how fast homes sell, plus the trails, splash pads and treats nearby. by @georgeinkw

You don’t have to drive hours from Kitchener-Waterloo to find a waterfall THIS impressive… 👀 Just under an hour from KW, tucked away in Dundas, is one of the coolest hiking spots in the Hamilton area. And if you’ve never been to Tew Falls or Dundas Peak, this is one worth putting on your weekend list! Tew Falls is actually the tallest waterfall in Hamilton at 41 metres, just 11 metres shorter than Niagara’s Horseshoe Falls! And the best part? You can make a pretty great day trip out of it. Here’s what you need to know before you go… ✅ Location: Tew Falls, Spencer Gorge Conservation Area in Dundas, Ontario. ✅ Drive from KW: About 53 minutes, depending on traffic. ✅ The waterfall: A 41-metre drop with two viewing platforms. You don’t need a long hike to see it! ✅ Dundas Peak: Continue along the trail for incredible views overlooking the gorge, Dundas and Hamilton. ✅ The hike: A 1.8 km loop with uphill sections. Plan about 1 to 1.5 hours to explore. ✅ Kids & dogs: Dogs are welcome on leash, but strollers aren’t recommended for the hike to the peak. ✅ Parking: Check the Hamilton Conservation Authority website for reservation requirements before visiting. A couple things worth knowing… 👉 You can’t hike to the bottom of the waterfall. 👉 Webster Falls is nearby but requires a separate reservation when reservations are in effect. 👉 Wear proper hiking shoes! One of my favourite things about living in Kitchener-Waterloo is how many incredible places like this are within an hour of home. But here’s the thing… You don’t even have to leave KW to find great trails, wooded paths and places to explore! If you’re thinking about moving to Kitchener-Waterloo, or you’re new to the area and want to discover more of what makes living here so great… Comment “KW LIVING” and I’ll send you my Kitchener-Waterloo Living Guide! It’s a great starting point for discovering local trails, parks, neighbourhoods and the lifestyle that makes KW such a great place to call home. by @georgeinkw
If you’re shopping at the luxury end of Kitchener… Hidden Valley needs to be at the top of your list. 👀 And it’s not like any other neighbourhood in the city. 1️⃣ The lots are huge Some properties here stretch over several acres. That kind of space is almost impossible to find this close to the city. 2️⃣ It’s surrounded by forest Homes sit on rolling land, backed by hardwood forest. It feels tucked away from the city, even though it’s not far at all. 3️⃣ Custom homes Many homes here were custom built, so no two look the same. If you want a house that feels like yours and only yours, this is where you’ll find it. 4️⃣ Privacy Big lots and mature trees mean you don’t see much of your neighbours. For a lot of luxury buyers, that’s the whole point. 5️⃣ You’re still close to everything Highway 8 and the 401 are only minutes away. So you get the quiet without giving up an easy commute. The interesting part? You’d never guess a neighbourhood like this sits right inside Kitchener. Privacy? Hidden Valley. Acreage and forest? Hidden Valley. Custom homes with room to breathe? Hidden Valley. If you’re looking at the luxury side of Kitchener-Waterloo and trying to figure out which area fits your lifestyle… Comment “KW LUXURY” and I’ll send you my luxury guide. by @georgeinkw
Okay, this one has a view you don’t see much in Waterloo. 🌿 It’s in Conservation Meadows, and there’s nobody behind it. Out the back windows, all you see is ponds and green space. Here’s what I’d want you to know about it 👇 1️⃣ It fits a big family There are 6 bedrooms, 5 upstairs and 1 in the basement, plus 4 bathrooms. If you’ve got a few kids, or the grandparents stay over a lot, nobody’s fighting for space. 2️⃣ The primary bedroom is huge It’s almost 17 by 16 feet, with a 5-piece ensuite. That’s your spot once the kids are finally asleep. 3️⃣ The basement walks out There’s a gym, a rec room, another bedroom and a 3-piece bath down there. There’s also a door right out to the yard. It works great for teens, guests or your morning workout. 4️⃣ It’s easy to live in It’s full brick on the outside, and there’s no carpet anywhere inside. The laundry’s on the main floor too. That means less cleaning, and no hauling baskets up and down the stairs. There are also two fireplaces, central air and parking for 4. 6 bedrooms (5+1) · 4 bathrooms · about 3,942 sq. ft. The house backs onto protected green space. Laurel Creek Conservation Area is also less than 2 km away, so you get swimming, playgrounds and camping without leaving the city. Quick tip on schools: look this address up on the WRDSB school locator. The closest school isn’t always the one you’re zoned for. If you can picture your family here, let me send you the rest. 👉 Comment “430” for the full details. Listed by Lei Xin, Salesperson, Solid State Realty Inc. by @georgeinkw
If you’ve got little ones, where you trick-or-treat makes a big difference. 🎃 You want quiet streets, houses close together and lots of other families out. That means more porch lights on, less traffic and a shorter walk for little legs. Here’s where locals say to go, plus a few of my own picks 👇 📍 Mary Allen, Uptown Waterloo One local parent calls it amazing on Halloween. The neighbourhood has also run accessible trick-or-treating for years, so kids of all abilities can join in. 📍 William Street, Waterloo (Park to Westmount) It’s one straight route with great decorations, manageable traffic and friendly people. A straight line is gold when you’re pulling a wagon. 📍 Beechwood, Waterloo It’s an established family neighbourhood with mature trees. The home associations host events all year, so it has a real community feel. It’s a nice slow walk under the trees. 📍 Laurelwood, Waterloo It’s one of Waterloo’s big family areas. With townhomes mixed in, the doors are close together. You cover a lot in a short walk. 📍 Doon South, Kitchener It’s a quiet, suburban area with newer family homes. The calm side streets make it an easy walk with a stroller. 📍 Forest Hill, Kitchener This is where we live. The streets are quiet and there are parks close by. One tip from local parents: if it’s your kids’ first Halloween, stay close to home. Little ones get tired fast. On the night, look for porch lights on and pumpkins out front. Want to go during the day instead? 👇 🎃 Kids Trick or Treat at the Ken Seiling Waterloo Region Museum Sunday, Oct. 25, 10am to 12pm. Tickets are on Eventbrite. 🎃 Halloween Kids’ Day at the St. Jacobs Farmers’ Market Saturday, Oct. 31, 7am to 3:30pm. It’s free, so wear the costumes. Thinking about which of these neighbourhoods would fit your family all year? Comment “KW LIVING” and I’ll send you my Family Neighbourhood Guide. A few years ago, my wife and I started our family in Kitchener-Waterloo. Knowing what we know now, these are the 5 neighbourhoods I’d search first 👇 Back then, we looked at houses. Now that we have a toddler and a newborn, I’d look at what’s close by first. Think a park, a school and other kids on the street. 📍 Forest Hill, Kitchener This is where we ended up, and it would still make my list. The streets are quiet, and there are parks and trails close by. We’d make the same choice again. 📍 Laurelwood, Waterloo Laurel Creek Conservation Area is close by. Laurelwood Public School sits right in the neighbourhood. The Stork Family YMCA and a library branch are nearby too. That’s a lot of rainy-day plans covered with little kids. 📍 Doon South, Kitchener Most homes here are newer detached houses. Trails run through the Doon Creek natural area. Doon Heritage Village is to the north. If one of you commutes, the 401 is a quick drive down Homer Watson. 📍 Beechwood, Waterloo Homes sit on big lots along established streets. The local home associations run pools, tennis courts and rinks. Some even host family movie nights. In the summer, the kids can walk to the pool with their friends. 📍 Eastbridge, Waterloo You’ll find mature trees, big lots and a mix of young families and long-time neighbours. RIM Park, the Grand River and Grey Silo Golf Course are all close. St. Jacobs is a short drive north for Saturday mornings. If I could tell our younger selves one thing, it’s this. Picture a normal Tuesday in the neighbourhood, not only the house. Trying to choose between a few of these? Comment “KW LIVING” and I’ll send you my Family Neighbourhood Guide. It compares the schools, who lives in each area and what homes cost. by @georgeinkw
