We stripped it back to the skeleton.

Columns. Beams. The underside of the entrance slab above. A 5-meter storage room with steel doors anchors the double-height space.

This was a textiles workshop — 171 sqm beneath a typical Athenian polykatoikia. The concrete frame was never meant to be seen. Once the plaster was cleared, it revealed the structure’s history.

The material palette.

Naxian marble with bold black markings — from the island of Naxos. Earthy plywood with visible edge grain. Concrete cast in place. Stainless steel taps and fixtures.

A semi-basement in Koukaki, Athens. Formerly a storage room for a textiles workshop. Now an artist’s studio and residence.

171 sqm stripped back to raw concrete and reimagined. Custom steel windows fill the underground space with indirect light. The original terrazzo floor was preserved, its subtle imprints a record of fifty years of use.

Exposed infrastructure. Veined Evoian and Naxian marble. Steel and ribbed glass throughout.

A space that stays true to its industrial origins while paying tribute to Athenian modernism.

A custom stainless steel handrail leads you down through the original concrete staircase.
At the bottom, the space opens. Workshop and residence share 171 sqm.

The kitchen is a marble slab.
Evoian stone suspended between concrete columns. Steel sink, open space below.

The marble comes from Evoia — grey-blue with white veining. A single 3cm slab, bent to form counter and backsplash in one.

One issue with underground spaces is light.

Surface-mounted, bespoke lighting on steel conduit create linear paths and frame spaces.

By day, custom steel frames replace entire rear walls — opening onto a small courtyard. Light bounces off the whitewashed walls and enters diffused deep in the space.

At the end of 2022 we completed our work for the renovation of a two-floor apartment located in Palaio Psichiko area in Athens.

With minimalist principles in mind, a once dark and cluttered space was optimally transformed to take advantage of views and natural light, maximizing openness, comfort and functionality.

Big thanks to Laure Ayats Andres for the initial phase, Sasha Novikova for the shoot and to the amazing owner who trusted us and coordinated everything.

Politeia House is a design proposal for a single family residence, currently in the final permit phase.

Given the steep hillside location and the complex building code that characterizes such instances, the proposal emerged as an exercise in the form of sliding volumes. The goal was to create a building that is in dialogue with the landscape, taking advantage of stunning Attica views.

Indoors and outdoors blend, with the use of extensive balconies. A large terrace forms a new ground level connected to the living area, which seems floating above the natural landscape. A continuous flow of movement around and through the building, as well as direct connections to the outdoors from all the levels further blend exterior and interior.

Politeia House was designed together with Evelyn Gavrilou and @katitachrysanthopoulou .

Penteli House recently received a building permit. One of the main requirements was to maximize sunlight benefits, in ways of views, skylights and having an energy self-sufficient house. As the building code allows only for pitched roofs to be built, we took that rule and turned it upside down. This in itself led us led us to apply the same strategy in the facades as a means to navigate through the complexities of the brief and the site.

The house consists of 4 bedrooms, a mezzanine with a study area, a central skylight, an open plan living area with direct access to swimming pool and garden as well as an underground parking space.

Our winning entry for the master plan proposal for the transformation of the Ladopoulos paper mill factory was published by the Regional Development Fund Region of Western Greece.

The impressive former factory stands at a unique location between east and west, a hollow remnant of Greek industrial might.

Big brain effort went into forming a complex, architectural and in fact political proposal in order to address all the parameters of this master plan. Architecture in that scale inadvertently has to address the collective consciousness.

Personally, having studied architecture in Patras, I always considered its relation to sea and landscape as the one thing that made this city special.
