This is the reason we're all note investors!

DJ Olojo, author of The Foreclosure Fix and a proud FIXnotes community member, recently turned a distressed mortgage note into an incredible success story. By purchasing a discounted loan through the FIXnotes system for $33,621, DJ worked with the borrower—who wanted to stay in their home but had fallen behind on payments—to craft a resolution.

The borrower made a $6,500 down payment and resumed on-time payments, making the loan “reperforming.” DJ then sold the reperforming note to another investor for $49,291, earning a total net profit of $22,170. Note investing is hurry up and wait. Own 1 or 2 loans and you get impatient and try to force it. One member's fix: 1 or 2 sure things with equity that carry the portfolio, a lotto ticket bought cheap, and a few in between. Then sit tight.

Every bidder does the same free research. Spend $10 or $20 on a credit report and you see the senior lien, the auto loans, the credit cards, the bankruptcies. Data that isn't on the tape, and nobody else bidding has it.

Even if you make every decision yourself, you're never the decision maker on the phone. You're the borrower's advocate. The bad news comes from the committee, and every discount gets documented: the senior statement, the equity check and a hardship letter.

The borrower is underwater. They can't pay, and they can't qualify for a mod. Most people think the file is dead.

It isn't. The deficiency judgment is your leverage. Trade it for the deed: they walk away clean, and you take the property without a foreclosure.

She's 75, on Social Security, and a former nanny. After her Chapter 7, the bank charged off her second and stopped taking her calls. The discharge wiped her personal liability. It didn't wipe the lien. Then the family she used to work for called with $40,000.

A charge-off and a discharge are not the same thing, and the gap between them is where note investors come in.
