This one right here was a doozy! A lot of lessons learned! Had to involve a structural engineer for underpinning. The whole back exterior wall needed to be replaced. I can confidently say completing this project forced me to get even better at my craft. The lessons are always a blessing ✨

RECAP:

Lenders do business with investors that have:

1️⃣ A solid business plan

2️⃣ Decent credit score (typically at least 660)

3️⃣ Sufficient income w/ some expendable capital & some sort of reserves (savings)

Relationships are everything in this business. The more deals you do with that lender, the lower the rate will get over time. Once you build good rapport, lenders are willing to negotiate rates with investors, especially if they do good business. by @godly_masterpieces

Why I decided to become a real estate investor:

I’m very into VALUE. Whether it’s things or people, value is a subjective term, so everyone looks at it differently. What I consider valuable are people, experiences and things that aid in the growth of SELF. Properties happens to be one of those things for me.

Watch me turn one man’s trash into another man’s treasure. I have a few things on the checklist that must be met before I approach purchasing a property.

1. Numbers (Am I gaining from purchasing and fixing the property?)

2. Location (What type of neighborhood?)

3. Buy and Hold or a flip? (Based off of ARV and property usage)

Glad it’s finally finished! This house gave me the blues like Crawford did Spence lol… lot of wasted time and money went into this project, but I’m still here. I learned so much during the entire process. Everyone talks about the glamour in real estate but the downfalls aren’t spoken about enough. When deciding to pursue a full gut renovation project, please make sure it’s the right investment for you. Flip or Rent? What’s all the aggregated costs? What could be some barriers throughout the project? These are a few of many questions to be considered when deciding if you want to go on this journey.

You’re probably wondering if I’d do another project like this…
without a shadow of a doubt I most definitely would. The pros outweigh the cons in real estate in my humble opinion. I would just have a more detail-oriented and efficient system in place. Timing is everything when approaching this type of project. I now know how I need to move.
