Waiting for 5%? You’re definitely not alone.

According to the Neighbors Bank 2026 Homebuyer Survey, 72% of potential buyers have delayed or paused their home search while waiting for rates to improve and 5% was the average rate buyers said would bring them back into the market.

Here’s the part worth thinking about: if rates fall enough to bring a significant number of those buyers back, you may be shopping alongside a lot more competition.

That doesn’t mean “buy now.” And it doesn’t mean “don’t wait.”

It means every market has a tradeoff.

Higher rates can mean less competition and more negotiating power. Lower rates can improve affordability but may also bring more buyers back into the market.

The right time to buy is when the house, the payment, and the timing make sense for you.
