Condo owners, a big change is coming in the new year.

Starting January 4, 2027, Fannie Mae and Freddie Mac will require condo associations to set aside at least 15% of their annual budget for reserves, up from 10%. If a building doesn’t meet the new standard, buyers may not be able to use most conventional loans there.

What this could mean for you:

A smaller pool of buyers if your building falls short
Possible dues increases or special assessments as HOAs catch up
Timing matters if you’re thinking about selling in 2027

Our advice: reach out to your HOA board now and ask where your reserves stand and whether they plan to meet the new requirement.

Sold in the first week on the market—with multiple offers. My client had taken great care of this home and was super organized in preparing for the sale.
