Words can’t fully express how honored and humbled I am to be named the 2024 Realtor of the
Year by the Salt Lake Board of Realtors, and Women’s Council of Realtors.
This recognition is more than just an award—it’s a reflection of the trust my clients place in me,
the encouragement my colleagues offer every day, and the unwavering support of my family and friends
who lift me up at every turn.
To my clients, thank you for welcoming me into your lives and allowing me to help you find
“home.”
To my friends, industry mentors, lending and title tribe, your guidance and camaraderie
have truly shaped my path.
To my amazing GDP Group family—you keep me rooted; your belief
in me means everything.
I’m committed to moving forward with integrity, passion, and heartfelt gratitude.

Cheers to the rest of 2024 and all the bright beginnings ahead!

Hugs & Happy New Year,

**From My Kitchen to Yours. 🍂🤎**

Saturday nights are made for good food, good company, and maybe a little something sweet.

On today’s menu:

🥩 Garlic Herb Butter Steak — buttery, garlicky, and restaurant-worthy.

And now for dessert…

🍰 Maple Pumpkin Cheesecake with a gingersnap crust and salted caramel drizzle. Because a little indulgence never hurt anybody. 😉

Pour yourself a glass of something delicious, light a candle, and enjoy a little fall magic at home.

Save these recipes for your next cozy night in!

**Good food. Good company. Happier days.**

Enjoy!
Hugs, Kat ♡

**Some closings are a little extra special. 🥂♡**

Amy and I have been in this crazy real estate world together for a little over 10 years. We’ve shared offices, gone our separate professional ways, celebrated each other’s successes, and most importantly, remained dear friends through it all.

And after all these years… **we FINALLY got to do a deal together!** ❤️

There’s something pretty special about getting to work across the table from someone you genuinely admire, respect, and call a friend.

Amy, you’re a true professional, and it was such a pleasure finally getting to work together on a transaction. Great communication, mutual respect, and two very happy clients on both sides of the closing table. That’s what it’s all about!

**Happy sellers. Happy buyers. Happy Realtors.** 🥂

Sometimes things really do come full circle, and this one makes my heart happy.

Cheers to friendship, professionalism, and hopefully many more deals together!

Hugs, Kat ♡

**TRUTH BE TOLD TUESDAY ♡**

63 days. That’s Utah’s current average days on market according to MLS data.

But we’re also seeing plenty of homes reach 90 days and beyond.

Does that mean something is wrong with your home? Not necessarily.

**The comps tell us where to start. Today’s buyers tell us where the market really is.**

And sometimes those two numbers don’t align.

A home can be beautifully maintained, thoughtfully priced based on comparable sales, and professionally marketed…and still take time to sell.

That’s why pricing isn’t a one-time conversation. It’s an ongoing strategy.

We watch the competition. We listen to buyer feedback. We evaluate showing activity. And when the market tells us something, we pay attention.

**Patience doesn’t mean doing nothing. It means knowing when to hold your position and when to make your next move.**

To my sellers and anyone thinking about selling: Be patient. Be flexible. Stay informed. And trust the experience of the professional you’ve hired to guide you.

Because the goal isn’t just to be FOR SALE.

**It’s to be SOLD.** ♡

Hugs, Kat ♡

A little late from my kitchen to yours… but the weather understood the assignment. ☔️🤎

Saturday got away from me, but today’s rain is practically begging for a cozy day inside, something simmering on the stove, and a big bowl of White Chicken Chili.

Some recipes just taste better when it’s raining outside. And some Mondays deserve to pretend they’re Saturdays. 🍂

So here’s a little comfort food for your rainy day.

Save this one for the next time the skies turn gray and staying in sounds better than going out.

**From My Kitchen to Yours. **

Enjoy! Hugs, Kat ♡

Your home has a Zestimate. The market has an opinion. And sometimes those two aren’t even on speaking terms. 😉

Here’s the thing. Pricing a home isn’t about picking a number we love. It’s about understanding what buyers are willing to pay, what they’re comparing your home to, and how to position it to stand out.

The right strategy isn’t always the highest price. It’s the one that gets you where you want to go.

Because algorithms estimate. Experience negotiates.

It’s okay not to have it all together every single day. 🤍
Some days everything feels perfectly in place.
Some days the coffee spills, the phone won’t stop ringing, the grandbabies are creating their own version of order, the dogs are into something they shouldn’t be, and something somewhere feels like it might actually be on fire. 😂🔥We’re human. Life gets messy.
And I’ve learned that being good at what you do doesn’t mean everything around you is always perfect. It means knowing how to stay calm when it isn’t.
That’s true in life—and it’s especially true in real estate.Experience teaches you when to react, when to breathe, when to negotiate, when to pivot and when to simply say, “I’ve got this.”
Because in this market, you don’t need perfect.
You need experienced.
You need calm in the chaos.
You need someone who gets it done. 🤍
And apparently, sometimes you just need more espresso. ☕️😂
GDP technically stands for Grand Design Properties.
But some days? G’Damn Professional. 😉 by @granddesignproperties

From my kitchen to yours. 🤎
I’m starting a little Saturday tradition for fall…
Every Saturday, I’ll be sharing a new recipe — the kind made for slower weekends, something good simmering on the stove, and people you love gathered around the table.
Some will be cozy. Some a little indulgent. And Halloween Saturday? We’re absolutely having some fun. 🎃
Because good food really does bring people together.
Save this one for later — and come back next Saturday for another.
Enjoy!
