September Market Update

-August closed with 131 sales totaling $257.5M, with a median price of $1.295M and a record August average of $1.966M.

-Inventory is down 19% from last year, but months of supply remain unchanged at 4.4 months, meaning supply and sales have contracted at nearly the same pace.

-Heading into fall, nearly $300M is already under contract, while inventory is beginning its seasonal decline, creating urgency for buyers and rewarding sellers who price correctly.

One of my favorite Tahoe traditions is being part of this softball team for the past 21 years. The tradition itself started more than 53 years ago, which is pretty incredible.

But the best part has always been the people who show up every week, play hard, have fun, and keep the tradition going.

Last week, we broke ground on something much bigger than two buildings.

This new Boys & Girls Club of North Lake Tahoe facilities in Incline Village is a game changer for local kids, working families, and the businesses that make our community thrive. It represents opportunity, stability, and a place where babies and little ones will be cared and for our teen population to have a safe and enriching place to be after school.

Thank you to every volunteer, staff member, board member, partner, and community member who believed in this vision and helped make today possible. Two Lake Views. Two Price Points. Too Many Stairs?

Over the past month, two unique homes have come on the market, each with incredible panoramic views of Lake Tahoe.

One overlooks Rubicon and Meeks Bay, listed at $1.15 million. The other looks across the lake toward Tahoe City, listed at $2.4 million.

Both have been thoughtfully renovated. Both offer the kind of sunset views that never get old. And both require a healthy climb from the parking area to the front door. And both have a funicular for luggage.

It made me think that sometimes the best properties come with a tradeoff. In these cases, it’s a few extra flights of stairs in exchange for front-row seats to one of the most beautiful places in the world.

I’d happily make that climb for an evening cocktail. Would you?

Summer is on! The Tahoe–Truckee–Incline Village real estate market is showing impressive strength as we head deeper into 2026.

The first half of the year saw 482 residential sales totaling $919 million, with a record median home price of $1,110,000. While today's interest rates have buyers taking a more thoughtful approach, demand for quality homes remains strong.
