Why build with Gribbons?

Because you deserve a home that was actually designed, not cloned off a plan.

Every Gribbons townhouse is drawn by an architect and built in the Hamilton suburbs you’d choose anyway. Forest Lake, Chartwell, St Andrews. Close to parks, schools and the shops.

Six reasons it stacks up:

- Architecturally designed
- Prime Hamilton streets
- 10 year new build warranty
- Healthy Homes compliant, turnkey ready
- Returns that hold, around 5% + yields
- Priced to reach, from $599,000

What makes a townhouse rent well? From a developer, not a spreadsheet.

Location first. Close to work, shops and the motorway, so tenants pay for convenience and stay for it. The right size: two bedrooms suits couples, flatmates and small families. New means low maintenance, with no roof to replace and no rewiring eating into your return. Healthy Homes is met from day one, so there's nothing to retrofit before you list. Ten years of build warranty is peace of mind you can't buy on an older home. Freehold means no body corp levies chewing through your rent. And monthly updates while it's built, so you know exactly when it'll be ready to list.

30 De Vere Crescent, Chartwell. Demolition to framing, in order.

One old brick house, cleared in a week. Site levelled and set out, footings marked, then pour day with the crew screeding slabs before the sun got high. Frames up, trusses on, purlins going down. Ten freehold townhouses taking shape on one quiet street.

All ten sold before foundations were started. Thanks to everyone who backed it early, and to the crew who've kept it moving.

Swipe through for the first half of the build.

Missed out here? 68 Storey Ave in Forest Lake is on now. Eight freehold townhouses, two and three bed, from $599k. DM us for the info pack.

We’re hiring.

Looking for a casual New Build Sales Consultant to cover Hamilton and Auckland.

Most of our homes sell in Hamilton right now, and we’ve got Auckland developments in the pipeline. We need someone to market them, chase the leads and get buyers over the line.

It’s casual and job to job, so your hours follow the enquiries and new releases. Base pay plus commission.

You’ll need sales experience, be confident on the phone and face to face, and know your way around a CRM (HubSpot or similar). North Island based is ideal.

As we grow, there’s room for it to become a full-time role.

How’s Hamilton tracking? September numbers are in.

Median price $760k, up 0.8% on last year. Homes are selling in 30 days. Rents flat at $585 a week. And 16% fewer homes changed hands than the year before. Prices flat, rents flat, plenty of choice. If you’re buying, nobody’s racing you.

Swipe through for the ten suburbs we watch, what they rent for, and what that returns. Forest Lake gets the spotlight this month because we’re building there now: 68 Storey Ave, eight freehold townhouses, two and three bed, from $599k.

Save this one for when you’re ready to look. Back next month with the next lot.

DM us for the Storey Ave info pack.

A look back at 6 Vardon Road.

From a bare site in St Andrews to finished homes: slab down, frames up, roof on, cladding, then the last of the landscaping. Swipe through the build from start to finish.

Thanks to everyone on the tools who got it there, and to the neighbours who put up with the concrete trucks.
