Recently had the opportunity to tour office options with a growing Tampa-based company across three of the area’s most active submarkets. Each location offered something unique.

📍 Westshore – The most central option, offering a live-work-play environment without being downtown. Convenient access to restaurants, hotels, and Tampa International Airport makes it a favorite for many companies.

🌉 Pinellas – Often the most cost-effective option compared to other submarkets. The biggest consideration is whether employees and clients are comfortable commuting across the bridge.

🌊 Rocky Point – A more secluded setting with some of the best waterfront office views in the Tampa Bay area. While the location and views are hard to beat, they typically come with a higher price tag and less walkable amenities nearby.

Every office search is a balance of cost, employee experience, client accessibility, and company culture. It’s always interesting to see how different organizations prioritize those factors when evaluating their next space.

Great morning at the 5th Annual State of the Market.

A few notes I jotted down:

✔️ Industrial remains a favorite among investors, especially as manufacturing and AI-related users increase demand for power and infrastructure.

✔️ Retail continues to be surprisingly resilient, with rents still pushing upward and vacancy remaining low.

✔️ Not all office is struggling. The “flight to quality” trend is very real, and the best buildings continue to outperform.

✔️ Tampa’s growth story remains strong, but affordability, transportation, and infrastructure challenges will need to be addressed to support the next wave of growth.

Always valuable to hear perspectives from economists, developers, investors, and operators all in one room.

As someone early in my commercial real estate career, events like this are a great reminder of how interconnected everything is. Economic trends, housing, infrastructure, labor, and commercial real estate all influence one another.
