You need someone capable of deciding which opportunities deserve your attention.

STRATEGY BEFORE PROPERTY

If an adviser starts by showing you projects, I believe the conversation has started too late.

Before I recommend a property, I want answers to six questions.

Why are you buying?
For income, capital preservation, relocation, personal use — or a combination?

What is your investment horizon?

What return actually matters to you?

What will ownership cost after taxes, fees and management?

How liquid does the asset need to be?

And how do you eventually exit?

Only then do we compare countries, locations, developers, layouts and payment plans.

Because the most beautiful property may be completely wrong for your objective.

At ALBA NOBLE, we do not build the strategy around the property we want to sell.

We find the property after we understand the strategy we need to execute. by @happybroker_

The best commission for me is when, after their first purchase, a client comes back to me and genuinely recommends my services to their family and friends.

If you’re considering buying property in Europe or other investment markets and want to understand where it really makes more sense to invest your capital, I can help you compare the numbers and choose the right strategy for your goals. Message me 📨 by @happybroker_

At first glance, a 2–4% annual rental yield in Paris may not seem very impressive, especially compared with Dubai and other markets where returns can be much higher.
But people usually buy property in Paris for a different reason. Investors are often less focused on monthly rental income and more interested in owning a rare, valuable asset that can preserve and grow its value over time.
The historic centre cannot expand. There is limited supply of high-quality properties, while demand for real estate in one of the world’s most iconic cities remains strong.
So Paris property is more about preserving capital than generating the highest possible income today.
The key question when buying here is not: “How much will I earn from rent this year?”
It is: “What will this asset be worth in 10–15 years?” by @happybroker_

European Real Estate: Prestige Does Not Necessarily Mean Returns

As a broker, I always look beyond a country’s popularity and focus on what the investor will actually retain after taxes, renovation costs, vacancy periods and legal risks. When comparing Germany, France, Italy and Czechia, this is what the picture looks like in 2026.

Investor Protection
In Germany, the law has traditionally offered stronger protection to tenants than to landlords and the 2026 reform further tightens rental regulation. If a tenant fails to pay, the landlord may terminate the lease but eviction requires a formal legal procedure and can take several months. (KPMG-Law)

The situation in France is similar: rental rates are regulated and legal risks are compounded by energy-efficiency requirements. Italy requires particularly thorough due diligence on the property and its documentation while Czechia appears to offer a more balanced environment for property owners.

Returns
According to the latest available data, average gross rental yields are approximately:
Germany — 3.42%
France — 4.83%
Italy — 7.23%
Czechia — around 3.3%

However, these figures are calculated before taxes, renovation costs, property management, insurance and vacancy periods. A high number in a presentation does not necessarily translate into a high net return for the investor. (Global Property Guide)

Hidden Costs

In France, a significant portion of the housing stock requires energy-efficiency upgrades and restrictions on renting out inefficient properties can turn an inexpensive apartment into a costly renovation project. (Le Monde.fr)

In Germany, returns are reduced by building modernisation, maintenance costs and restrictions on rent increases. In Italy, investors must consider the condition of older properties, condominium fees and renovation expenses: in 2025, only around 10% of transactions involved newly built homes. (Reuters)

In Czechia, the main risk is the high entry price. Property prices are rising faster than household incomes which means actual yields may fall below expectations. (elibrary.imf.org)
