I’ve built a lot of houses.

This is the one I still drive past just to look at.

And yes, I know how ridiculous that sounds.

I’ve always believed you can tell more about a house by what you touch than what you see.

The weight of a handrail. The smallest room in the house.

That’s usually where the truth comes out.

Somewhere along the way, we forgot that houses are supposed to entertain people.

Not impress them. Entertain them.

There’s a rather important difference.

I have a weakness for a proper kitchen.

A 78-inch @l_atelier_paris range certainly doesn’t hurt.

But the real test? Whether everyone ends up here instead of wherever they’re supposed to be.

I’ve never understood designing a beautiful dining room that nobody actually wants to sit in.

The best evenings tend to run well past the reservation.

Your dining room should encourage that.

The older I get, the less interested I am in rooms that exist purely to impress.

Give me natural light, beautiful proportions and somewhere I actually want to spend a Sunday.

Preferably without shoes.

Privacy is becoming the most valuable thing a home can offer.

Not another feature. Not another finish.

Just the ability to close a door and feel completely removed from everything else.

After all the drawings, decisions, arguments and thousands of details, there’s one question I always ask myself.

Would I actually want to live here?

This one makes leaving rather difficult. by @harrison.polsky

Wall treatment is the fastest way to change a room without touching the floor plan.

Flat, French, reeded, wainscoting , each one sets a different tone. But if you want transitional done right, you don’t pick one. You mix French and reeded. Clean lines, quiet texture, nothing trendy.

Save this before your designer shows you a mood board.

No two @rosewoodhotels properties look the same.

But they all make you feel the same.

That’s the difference between designing a style and designing an experience.

The Elysian wasn’t built around a trend or a Pinterest board. It was built around a feeling, one that will outlast whatever happens to be popular next.

Share this with someone who understands that true luxury is something you feel, not just something you see.

I’d like to meet the interior designer who did this and tell them their career should be taken behind the barn like Old Yeller ☠️

Somebody looked at a hotel room and thought, “What if the toilet had an audience?” Then they put the shower behind a glass wall, the toilet behind a frosted pane, and called it “open concept.” 🙃

My notes on open hotel bathrooms:
🔇 Acoustics: stone, tile, and glass. A sound system for things that should never be amplified.
🔒 Privacy: I love my wife. I don’t need her to hear everything.
💡 Lighting: a 2 a.m. bathroom trip is now a group activity.
💨 Steam and smell: they don’t stay in their lane. They don’t even know there’s a lane.

The open bathroom photographs beautifully. That’s the whole trick. It wins the listing photos and loses the first night. Nobody writes a five-star review about how much they heard 😬

The best luxury hotels and boutique resorts still give you a real door. Solid. Closes all the way. Nobody notices it, which is exactly the point.
Architects, I’m begging. Bring back the door 🙏

Send this to the person who has to share a room with you. They’ll understand 📲

A flat white ceiling is a missed opportunity with a light fixture in the middle. 😴

Every room has five surfaces. Builders obsess over four of them. Floors get stone. Walls get plaster. Then they look up and say, “Eh, drywall.” 🫠

The ceiling is the one surface you see from every chair, every bed, every bath. Treat it like it matters and the whole room gets taller, warmer, and more expensive-looking.

My ceiling assignments:

☕ V-groove for the breakfast nook
🍽️ Coffered for the dining room
🛏️ Vaulted over the bed
🥃 Lacquered for the bar. Very Mad Men.
🚶 Barrel vault to let the hallway breathe
🪵 Reclaimed wood beams for the great room
📚 Framed wood panels for the office. Nobody argues with you in that room.

And my favorite: vault, V-groove, and beams all at once. Instant vacation, no flight required. 🌴

Look up right now. If you’re staring at popcorn texture, I’m sorry. 🍿

Send this to whoever’s drawing your plans before they forget the ceiling too. 🏗️

Your pool is in the wrong place. I’d bet money on it. 🏊

Most pools in Dallas luxury homes are built for the listing photos, not for the people living there. We walk every lot before we place the pool. Not where the survey says it fits. Where you’ll actually see it.

From the kitchen. From the sofa. From the primary bedroom with the shades up at 7am. ☕

Here’s the math nobody runs. A custom pool in a high-end home in Preston Hollow or Highland Park is a $200K–$300K line item 💸

Then you swim in it maybe twice a summer. The rest of the year it’s a water feature. So design it like one. 🌅

If the pool is behind the garage, you paid a quarter million dollars for your guests to enjoy it twice a year. 🙃

The pool is a view first. A place to swim second. The best modern luxury home design treats outdoor living, landscape architecture, and the pool as something you look at every single day, not something you walk to.

Send this to someone about to break ground before their contractor picks the spot. 📐

Flat white walls are where good design goes to die. 🪦

The $40K sofa. The art someone flew in. The lighting plan that clearly cost a person sleep.

And then four walls of flat eggshell white. 😐

The walls are the first thing you see and the last thing anyone budgets for.

Most builders treat them like primer with a mortgage attached.

My rule: if a room feels nice but forgettable, look at the walls. It’s almost always the walls.

🪵 Wood paneling when the room needs warmth

✨ Venetian plaster when you want it to shift with the light

🌿 Wallpaper when the room needs a personality

🪨 Stone when it needs weight

Pick one. Commit. Your sofa will finally get the backdrop it deserves. 🛋️

Send this to whoever keeps vetoing your wallpaper. They’re standing between you and taste. 🎨

Gary Brecka would walk into your bedroom and leave. 😴

Glowing clock. Phone on the nightstand. The little red dot on the TV. Your brain reads all of it as sunrise. 🌤️

Hotels figured this out before homebuilders did, because hotels get graded every single morning.

What the best rooms actually have:
🚪 A door that seals. Light and sound.
🪟 Blackout curtains that meet the wall.
❄️ A thermostat set to 65 and left alone.

Not one of those is tech. Not one of those is expensive. The best hotel rooms aren’t fancy. They’re boring on purpose.

Every Catēna primary suite gets built like a room that’s reviewed in the morning. Because it is. By the person who lives there.

I Have Notes on the kitchen everyone loves. 📝 It isn’t taste. It’s pedestrian opinion. Unsuitable ✋

If everyone likes your taste, you have none. 🤷‍♂️
Taste means having an opinion. And opinions come with critics. 🍿

Exhibit A: the Taj Mahal quartzite kitchen. 🏛️
White cabinets. Warm white stone. Brass hardware. A bowl of lemons nobody will ever eat. 🍋

Everyone loves it. That’s exactly the problem.
It’s the most popular kitchen design in luxury homes right now. It’s the beige trench coat of countertops. Lovely. Safe. Owned by everyone you know. 🧥

When I design a custom home, the kitchen should look like someone lives there. Not like it was ordered from a mood board. 📌

Send this to the friend with the Taj Mahal kitchen. 📲 Then pretend it wasn’t you. 🫣

Three years of beige was enough. It was never taste, it was camouflage. The next wave is craft you can see.

Send this to someone stuck in the beige era.

Most homes are lit from the ceiling down. One grid of cans, everything flattened.

High-end rooms do the opposite they wash the walls. Light the plaster , the art, the drapery, and let the ceiling go dark.

The room instantly feels taller , calmer , and more expensive. It’s not more fixtures. It’s the right direction.

Save this before your lighting meeting. by @harrison.polsky
