Congratulations to our seller, who just closed on the sale of his longtime condo—and walked away with TAX-FREE capital gains! 🙌

💡 DID YOU KNOW? The IRS allows eligible homeowners to exclude up to:

✅ $250,000 in capital gains for single filers

✅ $500,000 for married couples filing jointly

Here’s the smart move my seller made: Rather than selling his condo as an investment property, he moved back in and made it his primary residence for two years before selling, allowing him to take advantage of this valuable tax benefit!

📌 How does it work? Generally, you must have owned and lived in the property as your primary residence for at least 2 of the 5 years before selling. Other IRS requirements apply.

Had he sold it strictly as an investment property, his gains could have been subject to capital gains taxes—or he could have explored a 1031 exchange to defer eligible taxes by reinvesting in another investment property.

🎉 SOLD! Some homes are just meant to be! 🏡✨

After years of casually searching for their Burlingame dream home, our clients knew one thing was non-negotiable: a home with a dramatic view! 🌅

🎉 SOLD! A new chapter begins for our happy seller, who just closed on her Silicon Valley condo!

The one-bedroom condo market can be challenging. After nearly three months on the market with limited showings, we made a strategic move—reducing the price by $125,000 to spark renewed interest. If we couldn’t secure a price my seller was comfortable with, our backup plan was to rent it out.

Within one week of the price adjustment, we received multiple offers—one reaching $100,000 over the new list price and bringing us close to our original asking price. We ultimately closed with a motivated buyer and a very happy seller.
