One of my favorite little real estate loopholes: put renovation expenses I already have to pay for on a points card, pay it off, and turn a painfully boring Home Depot/Menards run into plane tickets.

$540 flight for $18+15k points?? Say less!

We buy materials for our renovations, so credit card points get accrued pretty quick 🤑

A hill I’m willing to die on is that if you’re not using a transfer website like @roame.travel or @pointsyeah , you’re flushing your credit card points down the drain! This process is super easy and these two sites are both FREEEEEE (I don’t pay for their subscription level)

Lmk if you need more of a step-by-step on how to do this but I promise you, this will change how you travel!

Private lending is an absolute GAMECHANGER. It’s how we were able to scale our portfolio while give someone the opportunity to make monthly interest off us.

As someone who has rented on multiple sites (ie VRBO, Airbnb, etc), this time around I’m choosing @furnishedfinder ! This model, known as MTR (mid-term rentals) to investors, is truly the best of both worlds. Your property rents at a premium because it’s furnished and includes utilities, but tenants are only there for 1-6 months.

This is a creative way for your primary home to go from liability to asset overnight!

it’s a wrap on our Noam & my’s first official project together 🙌🏼

so many lessons learned on this one.. we started it thinking it was going to be a rental, but ended up listing it. you’re not locked into an exit strategy.. you can always change your mind during the process

In honor of finally finishing this project, we’re posting parts 3 & 4 today!

The goal was a 50k renovation in 60 days 😂😂😂
The REALITY, however, was a 65k renovation in 120 days.

We navigated some problems during this house like contractor delays, needing to replace a roof we hadn’t budgeted for, permits & city inspection delays…. But where there’s a will, there’s a freaking WAY 🫡 by @hayleydoeshouses

We don’t renovate just to make things prettier.. We ask: “how can we increase value without blowing the budget?”

A window became backyard access…An open loft became a bedroom + bathroom + walk-in closet…A sunroom became a second bathroom.

We use AI mockups, floor plan software and a lot of trial & error

Tldr: find the wasted space -> turn it into something that the future tenants/buyers will thank you for!
