There are always to types of buyers. Those that become clients and those that remain renters for a while longer. The buyers who value your experience are usually the easiest to work with and benefit the most from your expertise. They trust your advice, understand the process, and are prepared to make informed decisions when the right home comes along. The buyers who focus only on finding the “best deal” or question every recommendation often discover that timing, strategy, negotiation, and local market knowledge can make all the difference. It just takes them longer to reach the same goal. In a competitive market like Coastal Carolinas Greater Wilmington area, choosing the right Realtor isn’t just about opening doors, it’s about having someone who knows how to protect you making this investment and help you avoid costly mistakes. Most people think the hard part ends when you get the keys. As a Realtor, I can tell you that’s usually when the real education begins. 😂 Here are a few things that catch new homeowners off guard: 🏠 Your mailbox suddenly becomes very popular. Official-looking letters offering copies of deeds, property records, and other “important” documents start showing up almost immediately. Most can go straight into the recycle bin. 🏠 Property taxes aren’t always what you expect. Assessments change, exemptions take time, and surprises happen. 🏠 You’ll suddenly care a LOT about property lines. Fences, trees, sheds, neighbors… things get interesting quickly. 🏠 Protect your investment. Set up property fraud alerts through your county so you’re notified if anything changes on your title. 🏠 And the big one: estate planning. I have watched families spend years untangling homes that could have been handled with a little planning upfront. The truth is, buying the house is only part of the journey. Knowing how to protect it is what turns you into a confident homeowner. After decades doing this, I’ve learned that the best agents don’t disappear after closing—we help clients navigate what comes next. 👇 What was the biggest surprise after you became a homeowner? 📩 Thinking about relocating, or resizing your lifestyle to Coastal Carolina time? Let’s schedule a confidence call and build a strategy that’s tailored to your goals. Because getting the keys is just the beginning. Wilmington, Porters Neck, Southport, Hampstead, Holden Beach, Ocean Isle, and more are ready to welcome you! #coastalliving #secondhome #beachhouse #realtor #beachlife by @heather.osullivan

Finance Friday 💰🏡 Want to make your 30-year mortgage a little less…30-year-ish? Take your monthly principal + interest payment, divide it by 12, and add that amount to your payment each month. Just make sure the extra is being applied to principal. You’re chipping away at the balance faster → paying less interest over time → potentially paying off your home sooner. And please don’t drain your emergency fund to do it. 😂 Even small, consistent extra principal payments can add up. Save this one for your next mortgage payment. When your lender skips the fine print 👀💸 Pro tip: Always tell your mortgage servicer to apply any extra payments directly to principal — otherwise your payoff date may not move at all. 💡 Save this before your next payment 👯‍♀️ Tag a friend with a mortgage 🏡 Tag someone looking for a realtor who’s got their back before, during, and after the deal Follow for more real estate tips—and when you’re ready to make that big move, I’m here for you 🥰 Heather O’Sullivan Living By The Coast Realty Group RE/MAX Executive 📲 910-380-0274 (call or text) 🌴 Luxury Coastal Real Estate 🏖️Wilmington North Carolina #CoastalRealtor #BeachLife #IveGotYourBack #askforheather #wilmingtonnc Market tips. No names. No addresses. We’re keeping this classy-ish. 😂🏡 But I KNOW you’ve walked into someone’s house and immediately thought… well, I can never unsee THAT. 👀 What did you see? Drop it in the comments. I have a feeling this is about to get good. 🍿 #coastalliving #myeyes #ohhellno #neveragain #keepingitreal by @heather.osullivan
8 things that weirdly INCREASE the value of your home (that buyers absolutely notice 👀) 1️⃣ Matching hardware throughout the house 🔑 Door handles, cabinet knobs, hinges… when they all match, everything just feels intentional. 2️⃣ A good-smelling home (not overpowering) 🕯️ Clean + subtle = buyers stay longer = they start picturing life there. 3️⃣ Clean grout + fresh caulking 🧼 This one is HUGE. Dirty grout quietly screams “not maintained” (even if everything else is perfect). 4️⃣ Outdoor lighting ✨ Solar lights, a lit porch… instant cozy + safer + elevated curb appeal at night. 5️⃣ Soft-close cabinets & drawers 🤫 Such a small upgrade, but it gives luxury vibes buyers feel immediately. 6️⃣ Neutral (but not boring) paint 🎨 Warm whites, soft beiges, light taupes… makes spaces feel bigger and easier to fall in love with. 7️⃣ Clean baseboards + door frames 🧽 Dusty or scuffed = subconscious red flag that the home hasn’t been cared for. 8️⃣ Consistent light bulb color 💡 Mixing warm + cool lighting feels chaotic. Keep it all one tone for a polished, cohesive look. It’s always the little things that make the biggest difference 👏 Thinking about selling? DM me “READY” and I’ll walk through your home with you to make sure you’re getting top dollar 💰 #justsaysold #coastalliving #wilmingtonnc #secondhome #luxuryrealestate by @heather.osullivan
