Real stories. Real experiences. Real people.

Every review you see here came from someone who was once unsure where to start. Buying or selling can feel like a lot. The goal is to make it simple, clear, and calm.

If you are thinking about making a move, or even just exploring your options, you do not have to figure it out alone.

Smithtown just killed the beach sticker. 🏖️

No more sticker on your windshield. Starting this month they’re going digital with Smart Pass. You register your vehicle, pay a one-time $5 fee, and your plate is your pass.

Veterans and residents 65 and older get the fee waived.

Why the change? Stickers were being shared with non-residents. That was causing parking shortages and closing popular beaches on busy days. Locking access to your plate number actually protects you as a resident.

Huntington did this in 2024. Smithtown is next.

If you live here, watch for the rollout before end of April.

I just made a video. And I am going to be honest with you. It is long.

Like grab your wine, get comfortable, maybe tell your husband you are busy for a bit kind of long.

It is on YouTube and it walks through the real cost of buying a home on Long Island. Every dollar. Every fee. Everything nobody told you before you started looking.

But if you are not watching 27 minutes today that is okay. Here is the back of the napkin version.

Three things you need at the closing table.

One. Your down payment.
Two. Closing costs. Think 5 to 6 percent of the home price.
Three. About $600 to $800 for inspection and $2,000 for your attorney. In New York you need one. Not optional.

Screenshot the graphic in this video. Seriously. Save it in your phone.

Big shoutout to Sabeen Hassan and Stephanie Lozada for inspiring me to add this whole breakdown. You two made this video better and you do not even know it.

Full video is linked in bio. Go watch it when you get a minute.

You are paying a mortgage right now. The only question is whose name is on the deed

Buying a home takes effort. You need a down payment. You need decent credit. You have to handle maintenance.

Renting feels easy today. But the cost goes up every year. You build zero equity. You are just paying for time.

Both paths are hard in their own way. The difference is the payoff. A fixed rate mortgage keeps your monthly payment stable while rent climbs.

You do not need to guess. Let’s look at the real numbers for the Long Island market.

What is your biggest question about buying right now? Send me a DM and let’s talk facts.

On a walk today in a nearby woods I heard an owl hooting. Followed the sound and found him just sitting on a branch.

It reminded me of something.

Owls are different from other birds of prey.
They fly silently. They see in the dark. They hear things other animals cannot hear.

They don’t rush. They observe. Then they move at the right time.

You only notice the special things when you slow down and really look.
That is true for nature. And that is true for homes too.

Long Island has some beautiful corners if you know where to look.

Later I learned this was a Great Horned Owl, one of the top predators of the night. Silent, patient, and precise. Not a bad role model. by @hellomudsold
