Home Buying PSA 🚨

If you’re getting a mortgage right now… this is important

⛔Don’t drop big chunks of cash into your bank account
⛔Every large deposit needs proof + an explanation
⛔Random cash = delays (and possible approval issues)

Keep it simple while your loan is in process.

If the money isn’t for your down payment or closing costs, don’t move it around.

When in doubt? Just ask your mortgage originator ( Me ) first
It’ll save you time, stress… and a whole lot of back-and-forth

Nobody tells you this, and it sucks.
A lot of first-time homebuyers start in the wrong order.

First, they scroll through homes online.
Then they go to tour houses.
Then they fall in love with one.

Only after that do they talk to a lender.

That’s when reality can hit.

The payment may be higher than they thought.
The budget may be smaller than expected.
Sometimes there are issues that could have been fixed earlier.

The easiest home purchases usually follow this order:

1️⃣Plan first.
2️⃣Know your numbers second.
3️⃣Start house hunting third.

When you know what you can afford before you start looking, the whole process feels much easier.

Why does your lender tell you not to do these things before closing?

A new loan can change your debt and lower your buying power.
If you can, wait until after you close.

🛑𝗗𝗼𝗻'𝘁 𝗰𝗵𝗮𝗻𝗴𝗲 𝗷𝗼𝗯𝘀 𝘄𝗶𝘁𝗵𝗼𝘂𝘁 𝘁𝗮𝗹𝗸𝗶𝗻𝗴 𝘁𝗼 𝘆𝗼𝘂𝗿 𝗹𝗲𝗻𝗱𝗲𝗿.
A new job or a big change in how you get paid can affect your loan approval.
Always check with your lender first.
