Life lately. 🌊☀️ We escaped to Folly Beach for a week and spent our time getting lost around Charleston. Ghost tours, dive bars, speakeasies, beach days, pool time, aquarium adventures, and somehow staying up until midnight every night playing poker with the family. These pictures don't even do it justice. The amount of laughs, giggles, memories, and absolute nonsense that happened this week could never fit in a camera roll. A much-needed reset with my favorite people. My cheeks still hurt from laughing, my kids are exhausted, and I'm pretty sure we all came home needing a vacation from our vacation. 😂 Would do it all over again in a heartbeat. 🤍 #LifeLately #FollyBeach #CharlestonSC #BeachLife #FamilyVacation MakingMemories SummerAdventures TravelWithKids BeachDays PoolDays GhostTours Speakeasy DiveBars FamilyTime MomLife VirginiaRealtor RealtorLife WorkHardPlayHard by @homesbysarahmae
4️⃣ of July weekend 🇺🇸 has come and gone 🧨 by @homesbysarahmae
The Iris Project. 🤍 Swipe for the before & after. Living through a renovation isn’t exactly anyone’s dream. It’s messy, stressful, and your house usually looks worse before it looks better. So here’s what we did… My clients packed a bag, went on vacation, spent time with friends, and let us handle the chaos. In just 2 weeks, we renovated this home from the inside out. The result? ✨ Under contract in less than 24 hours. ✨ $15,000 over asking. ✨ Around $70,000 in added equity. But here’s the thing… I’m never going to tell someone to renovate just because it sounds good. We sit down, run the numbers, and figure out what actually makes the most financial sense. Sometimes that’s doing the bare minimum. Sometimes it’s going all in like we did here. Sometimes it’s taking a cash offer and skipping the work altogether. I’m not here to sell you renovations. I’m here to help you walk away with the most money possible, whatever that looks like. That’s the difference. #RichmondRealEstate #RestlessRestorations #BeforeAndAfter #HomeTransformation #virginiarealtor by @homesbysarahmae
Less than 24 hours after showings started... UNDER CONTRACT and over asking price. 🥂 This project was such a blast from start to finish. My clients trusted me to bring the vision to life, make some bold design choices, and help maximize their home’s value... and it paid off. Huge thank you to my team for always backing me up and believing in the vision. 💙 And this video with my son? The cherry on top. 🥂 Now let’s get this one to the closing table! #LakesideRVA #RichmondRealEstate #RVAHomes Staging: @rivercitystagingco Photos: @shutterhaus.media Renovations: @restlessrestorations Listing Agent: Sarah Ellis-Huffman | @rivercityrealestatecorva | @exprealty l vabroker@exprealty.com by @homesbysarahmae
This is Iris 🌸 🫐 The latest renovation @restlessrestorations and she fully understood the assignment. Flower-named family + Irisdale location = I didn’t name her… the universe did. We went in with soft blue undertones, warm walnut floors, and a kitchen refresh with mosaic tile, granite counters, and mixed metals for just the right amount of character ✨ Stairs were sanded and restained to match the new floors. Bathrooms got dark navy vanities because we like a little drama where it counts 💙 Took a 2013 builder-grade home and brought her straight into 2026 like it was overdue. Lakeside near Bryan Park, brand new HVAC (2026), and a fully fenced backyard that actually feels like a retreat 🌿 Listed at $385K. She’s fresh, she’s elevated, she’s Iris.
