Hey neighbours! 👋

➡️ The market has been shifting lately. What your home was worth just a few months ago might not reflect what it could sell for today.

📊 Curious about your current home value?
I’m offering free, no-pressure home check-ins for South Etobicoke homeowners who want to stay informed.

✅ No spam
✅ No sales pitch
✅ Just real-time market insights backed by over 11 years of neighbourhood experience

📥 Just drop a comment or send me a DM/Email. I’ll send you a quick breakdown of what your home is likely worth today, along with recent sales nearby.

💰 Buyers also should reach out as a lot of properties have dropped in value by 20-30% from market peaks so there are some great deals to be found!

And if you’re just curious about what homes in the area are going for, that’s totally fine too. Always happy to help 👀

With the election coming up I decided to comb through each of the candidates and see where each of them stood on housing. Here is what I found if these issues are important to you this election.

Everyone’s waiting for a clear signal before they make a move but sometimes the best opportunities are found in an uncertain market. The problem is, by the time the signal is clear and obvious, it’s usually priced in and too late.

I’ve had a lot of conversations lately with people sitting on the fence. Fair enough. It’s been a confusing couple of years. But there are three things on the calendar right now that I think you should be watching closely if you are considering a purchase in the next 12-18 months:

1. The foreign buyer ban hasn’t been extended.

It’s set to expire at the start of 2027. When a restriction on demand comes off, the extra competition doesn’t announce itself. It just starts showing up at offer tables.

2. Immigration is heading back up.

Prime Minister Carney signalled this week that immigration numbers will start increasing again, with the details coming in early November of how exactly these numbers will look. Immigration has been one of the biggest factors for past increases in pricing so this could have the largest impact because when they announce numbers are going up, it often can take years for the supply to catch up to the demand. More people means more demand for places to live. Usually rentals see the price increases first, then ownership follows next.

3. Rates no longer falling and may actually be on the way up.

The next Consumer Price Index (CPI) report lands next week on October 14th. If inflation comes in above 3% again, there is a good chance rates start going up. The bond market is already pricing in these increases.

SO WHAT DOES THIS ALL MEAN????

Now here’s the part most people miss, especially if you already own.
Prices have come down. Including on the home you’d want to move up to. When your place and the next one both drop, the dollar gap between them gets smaller. And that gap is the number that matters.
Yes, you’d be selling in a softer market. But you’d be buying in one too. That’s a trade worth looking at before demand comes back.

But if you’ve been curious, send me a msg! by @homing.ca

Is NOW a good time to make a move?

The question I get more than any is “how’s the market?”

I never have a great answer, and it’s not because I’m dodging. It’s because the question can’t be answered until I know what you’re trying to do.

Here’s what I mean.

If you’re only buying, this is one of the better windows we’ve had in a while. There’s inventory, sellers are negotiating, and the pressure to decide in twelve hours is mostly gone. You can take your time and make a smart offer. On the condo side especially and even new construction finally has some crazy deals again which haven’t existed since probably around 2014/2015.

If you’re only selling, and you’re taking the money and leaving town or moving in with family, or even planning to rent, this is harder. You need to price against what’s actually closing on your street, not against what your neighbour listed at in the spring and then never ended up selling.

If you’re selling and buying at the same time, which is most people, this is where it gets interesting. Yes, you’ll probably get less for your place than you would have three years ago. But you’re buying into the same market. If you’re moving up, the gap between what you own and what you want narrows in a soft market. That gap is the number that actually matters to you, not the sale price of your house on its own. I’ve had clients this year come out ahead on the move even though their sale price disappointed them compared to where prices had been going in the past.

If you’re downsizing, it’s the reverse. You’re selling the expensive thing into a soft market and buying the smaller thing. Worth running the actual numbers before you commit to a timeline.

One more thing. Freehold and condo are not the same market right now and haven’t been for a while. A well-priced detached in Mimico or Long Branch behaves nothing like a two bedroom condo on Marine Parade. If someone tells you “the market” is doing one thing, ask which one.

So when you ask me how the market is, my honest answer is: tell me what you’re trying to do and I’ll tell you whether it’s a good time for you specifically.

Happy to do that for anyone here, no cost just send me a msg! taken in South Etobicoke by @homing.ca

The World Cup arrived to Toronto in June bringing both traffic and the real estate market to a bit of grinding halt.

While sales didn't drop off significantly the average price saw one of the biggest month-over-month declines that we have seen for some time dropping 19.1%!

Months of Inventory has started to climb once again with more inventory available leaving buyers with choice. Nobody seems to be in a hurry to make a move but things will still sell if it makes sense for the buyer. This is very much a buyer's market unless you have a more unique property or it is located in a premium/heavily desired location.

With July here this trend is likely to continue, though some buyers may jump back into the market to take advantage of some of these great deals available.

If you have questions about the market and how it affects you, reach out anytime! My cell is 416-720-0003 or you can email me at graham@homing.ca. taken in South Etobicoke by @homing.ca

Is pre-con starting to become a good deal again? With the HST incentives and builders needing to move inventory I’m finally starting to see some real deals out in this space.

2 bedroom townhomes that are nearly 800sqft are selling as low as $519,460 and that includes a parking space! 3 bedrooms with parking start at $616,805 with parking. On top of that development fees are capped at $0, you get free maintenance fees for the first 12 months, a $5000 closing costs cap, free assignment privileges and more!

If you’d like more info, including incentives, floorplans and pricing, feel free to send me a message to graham@homing.ca on the type of unit that would meet your needs and can look at what options are out there. taken in South Etobicoke by @homing.ca
