Absent any policy change, New York will see some real destruction and deterioration to some of our most affordable housing stock. by @housingny

War! What is good for? Higher fuel prices in your building.
Starting October 1st, the rent is frozen. The heating bill isn’t.
With energy prices rising, NYC building owners are facing a brutal squeeze this heating season. If we want safe, livable rent-stabilized housing, the math has to work. by @housingny

NYC’s rent-stabilized housing system is facing a math problem.
Costs are up. Insurance has nearly doubled. Lending is down 74%. And vacancies are climbing in a city desperate for housing.
A rent freeze protects tenants, but it doesn’t freeze the cost of keeping buildings running.
The solution has to protect tenant and make sure rent-stabilized housing remains viable. by @housingny

We’ve been trying to solve New York’s housing crisis for decades. So maybe it’s time to stop judging policies by their intentions and start judging them by their results.
$5,000+ asking rents. A 1.4% vacancy rate. 60,000 empty rent-stabilized apartments.
The question isn’t what sounds good on paper. It’s simple: what’s actually working?

Rent stabilized housing doesn’t have to mean outdated, run-down, or barely functional.
It can have a great kitchen, a working elevator, clean hallways, and be a place people are proud to call home.
But that takes investment.
One place to start? Bring vacant apartments back online, create new revenue for buildings, and put that money into the homes people already live in.
The goal shouldn’t be cheap housing. It should be great housing that’s affordable. by @housingny

Cheap rent in a crumbling building isn’t a win. It’s a trap.
The Rent Guidelines Board’s own data shows that the rent-stabilized buildings with the lowest collected rents have 10x more hazardous violations than the average stabilized building.
When buildings can’t afford maintenance, tenants pay the price. by @housingny

It’s the economy, stupid.
Except in New York, it’s housing.
And more specifically: empty apartments.
We don’t need a new economic philosophy to make housing more affordable. We need more homes — and thousands of rent-stabilized apartments are already sitting vacant.
The housing crisis isn’t inevitable. We’ve made it harder and more expensive to build, and we’re leaving existing homes off the market. by @housingny

Rent stabilized ≠ subsidized.

Subsidized housing gets government funding. Rent-stabilized housing doesn’t. It’s privately owned and financed, while the government regulates the rent.

This means that when costs go up, there’s no subsidy to fill the gap.

Pretty big difference. by @housingny

Think a broken elevator is just a repair bill? In New York, replacing one can cost more than $550,000—and that’s before ongoing maintenance and smaller repairs.
Rent-stabilized buildings need enough revenue to keep up with the very real cost of keeping a building safe and running. by @housingny

For Violet Zharku, property management isn’t just a job. It’s a family legacy.
Her parents came to New York from Albania, and she grew up helping in the buildings they owned. Today, she manages properties in the same Queens neighborhoods where she was raised—and considers many of her residents family.
A 24/7 job, but one that gave her the flexibility to build a career and raise a family. by @housingny

Another major firm pulling out of New York, and this time it is one of the leading affordable housing lenders. This piece from @therealdeal highlights just how much the 2019 rent laws and current climate are making it impossible to run housing in New York. by @housingny

Property management is about a lot more than rent and repairs. It’s about people, relationships, community, and creating homes where generations of residents can feel safe and secure.
After 40 years in the industry, Mickey Napolitano knows that better than most. by @housingny
