I’m excited to announce the release of Dex V3, our Enterprise Grade Research Capability.

For a while now we’ve run two versions of Dex: one for our larger enterprise clients, and one for investors and small to medium-sized professionals.

The reason was simple. Enterprises needed a deeper, more detailed research module to assess portfolio concentration risk.

But as our small and medium-sized members became more sophisticated (many are now considered some of the best researchers in the Australian market), the need for that deeper level of analysis grew with them.

So we removed the boundary between enterprise and small business.

Every member now has access to Dex V3, a highly granular research module that organises information so your decisions are easy to explain.

Whether we like it or not, accurate research comes with complexity. If it didn’t, it wouldn’t be called research.

What we realised is that there’s a big gap between detailed research and being able to explain your choices, to yourself and to your clients.

These are decisions worth half a million dollars at minimum, where one wrong move can set back your path to financial freedom through investing.

Dex V3 closes that gap.

Four ways to work:

Guide me: starts with the brief and shows every rule before it runs.
Explore freely: test your own thesis, no presets.
Compare: see exactly where your top two finalists differ.
Client walkthrough: show clients the evidence behind every choice.

A rank tells you where to look first, not what to buy. Dex V3 gets you to a shortlist you can defend. by @htaganalytics

The Budget just rewrote the rules for property investors.

Negative gearing wound back. The CGT discount replaced. Clearance rates already moving.

We sat down with Matija Djolic, CEO of HTAG, the data platform behind every property we buy, and Cohen Handler CEO Simon Cohen to map what happens next: 12 months, 2 years, 5 years out. Who wins, who gets left behind, and the regional markets the data says are still cheap and growing.

Full episode on YouTube — link in bio.

"Which one, this suburb or that one."

That question comes up in the HtAG community more than every other question put together.

Until this week, answering it on HtAG meant two browser tabs and a decent memory.

Now the comparison sits on the market dashboard itself. Pick a suburb, hold it against another suburb or an LGA, and read both on the same axes at the same time. StreetLens does it too, and got a rebuild while we were in there.

Login to take your two hardest suburbs and put them side by side. https://www.htag.com.au/login/ by @htaganalytics

The HtAG suburb dashboards have been rebuilt, and the new version goes live this week.

Every section now opens with a plain-English read of the suburb — what supply and demand are actually doing — before you reach a single chart.

Hover any metric to see what it measures and what it means for a decision. Charts open full screen for the complete history and trend. The cards are grouped the way you'd actually reason about a suburb.

Every bubble is a suburb. Every colour, a state. Bigger bubbles = more research interest.

June's professional research data is in and Victoria just stormed back above 50% for the first time since December 2025. NSW? Quietly slid to its lowest share we've ever tracked.

But the real story isn't a state. It's a shift.

The 12 May Budget rewrote the rules. CGT, negative gearing, SMSF borrowing. And the research already moved. Cashflow over capital growth. Affordable over aspirational. For the first time ever, a Central Queensland mining town topped the national table.

The tax tail is starting to wag the property dog. And the data caught it in month one.

Full breakdown — every number, every signal, what the Budget changes actually mean for where the smart money is looking linked in the comments. 👇 by @htaganalytics

You can now see exactly what's a ten-minute walk from any property in StreetLens™.

Not a circle on a map. The real walkable area, following the roads.

Drop a pin and it draws the reachability zone, then finds the schools, transport, cafes and parks nearby. The kind of context you'd normally piece together across three tabs, in one map you can hand straight to a client.

Part of a bigger StreetLens update this week: market layers are now on the Investor plan.

Yesterday at 7:30pm AEST, a window closed.

The political takes on the negative gearing change are everywhere. We're skipping them.

One question worth asking: what does the credit channel say about this policy?

Most of the commentary assumes investors have until July 2027 to act. Read the negative gearing and CGT rules carefully and a different picture emerges. Most of the action has already happened.

The credit impulse is mostly negative. It starts now.

686 suburbs. Every bubble is one.

Size = how many professionals researched it. Colour = state.

For seven months the centre of this chart was almost solid blue. Look at April.

That orange bubble on the right is Dubbo. First time an NSW suburb has taken #1 in our tracking.

Quick reality check before the comments section gets going.

This isn't a "where to live" map. It's a "where to deploy capital" map. Investors and buyers agents aren't researching Dubbo because they want to move there. They're researching it because the numbers make the case: $747k typical price, 14.8% one-year price growth, 24.3% three-year growth, a 3.6% gross yield, and an overall RCS of 87.

Growth, yield, risk. That's what drives the bubble size. Not lifestyle, not personal preference, not where the founder grew up.

If your default reaction to a regional NSW town leading a national research table is "no thanks", that's fine. But the data is telling you what experienced operators are actually putting time into. That signal is worth understanding before dismissing.
