Let’s talk about real estate for a minute.

As a real estate consultant, my focus is helping first-time property buyers gain clarity on what to buy, especially when working with a budget and guiding young investors who want to start but don’t know where to begin.

Real estate is beautiful.
But it also has a dark and complicated side if you invest emotionally instead of strategically.

One of the biggest misconceptions I see is this:

Many people believe they cannot own property in Lagos because they don’t have hundreds of millions sitting in their accounts. Naturally, everyone wants prime locations, even first-time buyers. But the reality is that prime locations come at a premium, and they are rarely the starting point for smart investors.

If you look closely, every prime location you admire today was once a developing area.
The people benefiting now are those who invested early, before the infrastructure improved, before demand increased, and before prices surged.

That is why, as a first-time investor, I always advise against rushing into purchases based on hype. Instead, focus on:

• Developing areas with growth potential
• Infrastructure expansion and accessibility
• Demand trends
• And most importantly, what aligns with your budget and long-term goals

Another important mindset shift: you do not have to buy real estate where you intend to live.

I hear this often:

“I can’t buy land in Ogun State because I stay in Lagos.”
“I can’t buy in Ibeju-Lekki because it’s too far.”

But real estate is not only about residence. It is also about:

• Appreciation
• Rental income
• Land banking
• Wealth preservation

The biggest mistake many first-time buyers make is overlooking future opportunities simply because they don’t look attractive today.

Invest wisely. Not emotionally.
