Here’s a wonderful Edwardian flat I recently showed a client looking to make a return to San Francisco. Lots to love, including being on the top-floor, privacy and views, preserved millwork and details, hardwood floors, and a gorgeous fireplace. Steps away is Lands’s End, Baker Beach, The Presidio and more. As an Edwardian, the home has larger rooms, simpler lines, and charm.

Victorian vs. Edwardian: A Quick Guide & Rule of Thumb

If the home was built before 1906, it’s most likely a Victorian. These ornate, detail-rich homes were built during San Francisco’s early growth and are typically found in neighborhoods like Western Addition, Noe Valley, and the Mission, where many survived the 1906 earthquake and fire. If the property was built after 1906, chances are it’s an Edwardian. These homes dominated the city’s post-quake building boom, offering more streamlined design and roomier layouts. You’ll find them throughout the Richmond, Sunset, Inner Mission, and parts of Pacific Heights.
