📈Everyone’s talking about rates. Nobody’s talking about leverage.

In 2021, rates were low, but buyers were waiving inspections, waiving appraisals, and paying far over list price just to get an offer accepted. I was there. I sold homes $100K over list.

Today, many sellers aren’t getting multiple offers, and they still need to sell. That means buyers can negotiate again: seller-paid permanent rate buy-downs, closing cost help, and repairs. (Seller concession limits vary by loan type, and your lender will confirm what’s possible for you.)

It’s not about timing the market. It’s about having an agent who knows how to negotiate in it.

October in Flagstaff means one thing: our annual pilgrimage into the Inner Basin. 🍂🚵‍♀️

20 miles round trip with my mountain bike babes—because apparently we like our fall colors with a side of suffering. 😂

Golden aspens, crisp mountain air, burning quads, questionable decisions, and the BEST crew.

Some people drive up to see the leaves.
