Calgary’s housing market continued to adjust this September, with improved detached home sales, higher inventory, and more choice for buyers across the city.

Here’s what stood out this month:
• 📉 Sales eased 3.8% year-over-year to 1,650 transactions.
• 🏘️ Inventory reached 6,486 active listings, with months of supply at 3.93, giving buyers more options in the market.
• 💰 The benchmark residential price settled at $566,700 (-0.8% YoY).
• 📍 Detached homes led in value at $739,400, while apartments (-8.3% YoY) and row homes (-5.5% YoY) saw the largest price adjustments.
• ⚖️ Market conditions continue to vary by area, with West Calgary (+1.7% YoY) and City Centre (+0.2% YoY) recording price growth, while the North East (-6.1%) and East (-4.7%) experienced larger adjustments.
