We recently secured unanimous Zoning Board of Appeals approval to move forward with a new duplex development on another long vacant city lot.

Another underutilized parcel will soon become new housing, a stronger streetscape, and a neighborhood asset that contributes to long-term value.

📍 Brockton, MA

Excited to share that our two-family duplex project in the Warren Ave / Packard Way neighborhood has officially been approved through both the Planning Board and Zoning Board.

The site—a formerly city-owned parcel sold at auction earlier this year—presented a unique opportunity to bring new life to an underutilized lot. We worked closely with the City of Brockton to secure the necessary entitlements, and we’re proud to now move this project forward.

This will be Thelwell Group’s first new construction development in Brockton, and it reflects our commitment to delivering quality infill housing in Gateway Cities across Massachusetts.

I turned 21 in November, closed on my first Real Estate Development project in March….

I’ve spent the past 2 years of my life focusing on this goal, on this dream, at times it’s felt that the goal post kept moving, those were the moments you had to double down and keep your faith.

I absolutely wouldn’t have been able to do it without @penny_investments, the best Mentor/Partner you can ask for, he’s helped me through every step of the way, kinda wish we met sooner😅.

🚨Another one in the 📚!!! So excited to partner with another one of my students @isaiahsellsboston on this amazing deal that was sourced by yet another student @julianhernandez_home_loans!

Talk about a WIN-WIN! @julianhernandez_home_loans was able to secure this “off market” property and wholesale it to us for a substantial fee 💵💵💵! @thelwellgroup and I will be adding tremendous value to this deal by developing the back lot that was included in the sale of the existing 3 family! Take a look through the pictures to see what we’re talking about! DM me to learn more about what this is like and how we can navigate through without hiring a zoning attorney.
